Make sure your lighting layout, spatial planning and design style are all known before you begin. So you have a clear or clear'ish idea of what you need to buy and the style you are aiming for. Also double and triple check all measurements before committing to buying something, as it could end up being an expensive mistake. Make a list of what you need and a budget before starting, so you have something to keep to. This is really important! Yes of course, however I haven't got any on the computer I am currently on. I will make sure to upload some as soon as possible, and I would like the majority of rooms on the ground floor especially to be facing the back of the house, where I find the views are best. And that would be extremely helpful thank you! And no it does not include the plot, I'm aware the budget is rather broad however we are very flexible and I'm still debating on the size of the house, and yes I will do. And yes, very much so, however, good luck with your new home!

Hi all, Thank you very much for being honest and so helpful. I have quotes from a professional kitchen painter who has requested for the cabinets to first be primed off site, so I contacted someone in a business park, who do all sorts of things on wood, asking them if they would spray prime it. Now I have also got a quote for 'only spray priming' and also 'spray paint to finish'. the spray painting by this business park type of place is nearly half the price of the hand painter, not to forget for him I also need to add cost of spray priming. So it boils down to this: spray paint or hand paint? can someone show me pictures or a link to a spray painted and a hand painted kitchen? Man about the house, I like your spray painted look, is that the finish I can expect from the spray painters? Thanks!

No idea about the 1dt floor but I noticed you have a toilet opening directly into your family space on the ground floor; there's usually a corridor or vestibule separating toilets from living spaces. I'm unsure exactly why but I imagine it provides more privacy and less risk of smells in the living space!

The toilet is in the hall entrance and we are using the entrance as additional seating but not a living room as such

The master bedroom isn’t obvious as bed 1 and 2 appear the same size but we don’t know your family circumstances? I also can’t see a laundry room for so many bedrooms unless the spice room is doubling up?

i assume the ground floor is built? I don’t know if I’d reconsider the kitchen sink position when that time arrives. if wardrobes are needed in the accessible bedroom I might reconsider the ensuite door position

I agree with minnie101…a useful laundry room on this floor would make a lot of sense.

I wonder if bedroom three’s ensuite might benefit from entering from the dressing room so that a wc isn't the first thing you see when entering the bedroom.…if the door left open…

Thanks for all comments so far. The laundry is off the spice kitchen and is going to be built in unit and is an important part of our design just not shown here.

The upstairs is my biggest challenge, we have gone for all en-suite as we always thought it’s best to have your own area, but it is over kill I know.

The dressing room to en-suite was something we first had designed but has been changed to use the maximum space

Being devils advocate …..Is there a reason why the double doors are not central from your hall to kitchen/dining/living room?

Could your stairs work better on the left of the entrance door with the cupboards etc…

laundry upstairs perhaps by dividing the front landing window?

The door way was supposed to be central and the builder made an executive decison(his last one ever) to move them to off centre and have steel beams go through that original central door way.. he found out never to make changes to our design without consulting us. In his defence he did offer to put it back but meant it was going to be more work and time lost. Laundry upstairs was again something we considered but never progressed the idea

i think the adjustments we are suggesting are fairly minor and will not affect the enjoyment of your family house which is amazing by the way.

Externally think your wives choice of door is correct

Symmetry of Windows at front would be smart

Far too many toilets, and appear very tight for space maybe lose 2 at least

Would build an impressive master bedroom downstairs ᾑ4, future proof the building as stairs get tougher the older we get ὠ9

I’m struggling to see past the number of bathrooms. That’s so excessive. I’d lose the en-suites and make some jack and Jill.
Bedroom 2 actually looks the nicest as the en-suite and dressing room have windows, however I never understand why anyone would want a toilet just a single door away from a bedroom.

I think the kitchen will be dark so consider making the two small windows to the front, one large opening.

The kitchen has windows at front and bifold door at the back and sky lights above the bifold , I can’t see this being dark

Hey John,

The space you've got to work with is amazing & has so much potential for an absolutely stunning outcome. However, the ground floor feels quite disjointed despite its openness.

The current placement of furniture feels really random & lacking in intention. Has your architect advised/consulted with you on the interior layouts of your ground floor or are you working with an interior designer to bring it all to life?

The interior placement was what the architect did from his point of view but we are not following this once the space is ready we will be consulting an interior designer

That's reassuring to hear! Has the ground floor been built out yet? If it's not been finished yet, I'm wondering how you'd feel about some changes to the lengths of some of the walls & the door placement from the mid-entry section to the living/dining area?

It’s been built and the door entry is the problem which has changed a few of our original ideas.

The stairs is the one thing that really bugs me as it's siting and style is somewhat underwhelming for an grandiose house such as this
