Dining Rooms Design Dilemma Kitchens

We have a good sized open-plan kitchen/diner - but I don’t think we are utilising the space as well as we can.
We are talking to a builder about renovating the space.
Can we fit a sofa in this room? Where should it go? Where should the dining table be? Should we change the layout of the kitchen completely?

Hey Bridget, you could definitely fit a sofa in there & make more use of the space's overall potential. It really depends on how you use your kitchen/how it works for you.

Can we integrate the fridge, move/change the radiators etc.?

I'm guessing by the layout, and fireplaces that it's an old Victorian building. The only thing to remember with flats is that unless you are the sole Freeholder as well as the leaseholder, then you have to get permission from the Freeholder for just about anything internally with regards moving / knocking down walls. I would say, that the best thing to do would be to have a small archway from lounge ( bed 2 ) in to the kitchen diner. The next owner can easily re-instate the wall if they want 2 bedrooms back.....................obviously 2 beds is more valuable than 1. Moving the Kitchen to the bedroom is a better idea and should be achievable as there is clearly drain access out the back near the toilet. If you were to do that you end up with a great sized lounge / diner in the biggest room. You have to take the advice of a structural engineer though, due to it being a flat as you need to know what's structural. I personally nearly always run things past a local estate agent to confirm that my changes are going to add value. I would imagine that a large / spacious well layed out one bed is going to be similar in value to a cramped 2 bed.

Congratulations on your new home! Great plan. My house is 1930s and the kitchen was minuscule! One day we decided to knock down the wall between the tiny kitchen and the living/dining room. Best thing we ever did. We blocked up the wall (apart from the door) creating a kitchen/diner at the back and the living room at the front. I sometimes wonder if we should have left it open plan? That’s a thought. I think swopping the kitchen and dining room over would be better. Of course it will cost more due to moving all the pipe work, but it would fit better. Finding a really good builder is the hardest part. You could ask for recommendations from family, friends and neighbours. You could also ask for recommendations on your local Facebook Town Group. There are groups like Trustatrade.com but I’ve not heard good things about such groups. Once you have a list of builders 🙏 you can draw up a list of work you want them to do and get three quotes. The cheapest isn’t always the best though. Wishing you every success.

We have bought a detached house and would like to make the rear kitchen and dining room more open plan. We want to put a toilet back in under the stairs (there is plumbing already). We also want to create a utility room. We were thinking about making the window in the kitchen into a doorway that would go into a boot room / utility, then into kitchen. Then potentially extend the dining room so it’s in line with the kitchen and knock through. Not sure if there is enough space to squeeze in a utility or if it would be just better having a bigger kitchen and integrated appliances. Any thoughts and suggestions welcomed. It’s a 1930s house.
