Comments (1)Hi It looks as if the extension may of been added at a later date. This may be why the soil pipe runs through the roof. You may be able to redirect this. And yes building regulations state that if roof has more than 50% taken off you must reinstate insulation. Comments (16)If you're leaning more towards a pitched roof, perhaps you could extend your glazing right up into the gable to maximize the light coming in. I've attached a couple of images of projects where we have done just that. The first was necessary due to it being a listed building so we suggested an additional tiled roof would be more in keeping than, for example, a flat roof with a roof lantern. The second was on a lovely Victorian terrace in Coggeshall and again, we suggested echoing the original architecture with a pitched roof and glazed gable. If you would prefer an orangery style extension, despite some previous comments it is definitely possible to have a space that is a nice even temperature all year round, doesn't collect lots of flies and doesn't leak. We have built these for 30 years. All of our roof lanterns are available with solar controlled glass and motorised vents, plus the combination of masonry and glass (as opposed to a traditional conservatory which is mostly glass) provides a a more consistent room temperature anyway. We offer a 10 year guarantee on our joinery, glass and paint coatings (parts and labour) - that's how confident we are that it won't leak. We also use Accoya wood in our products which is incredibly durable, stable, moisture resistant, fungus proof, inedible to insects and thus incredibly low maintenance. Comments (21)OnePlan Can I please ask, the service you provide, if you are not architects, do you work WITH an architect or would i then need to speak to an architect as well? A bit confused as where I come from (Greece), it would be an architect that I would talk to initially, who would provide a couple of concepts as to what it would look like structurally, for me to decide. Once I chose the concept I like, the architect would draw the plans and either I or them would submit the planning application. They would then talk to a structural engineer to come and have a look at walls and decide what support will be needed and where). At the same time once I had the new floor plans in hand, I would take them to a kitchen company to decide on the new layout for units; their input would then influence building (e.g. where to have access points for gas/ electric). I don't have an endless budget to throw towards professional services, and I am baffled as to WHO can draw up plans for the builders to use: an architect or an interior designer?...See MoreRoof tiles for a wrap around extension
Comments (8)I think modern extensions are usually better when they don't try to "hide" themselves - ie when they use modern materials rather than "fake old" if you see what I mean! So I think your instinct to go with something different is fine. But agree with Sarah that it might be best to consider replacing the hanging tiles, since they join on to the new roof - they may look a bit odd next to it. Though of course this would be an additional cost which you may not have budgeted for. What does your architect think? Are there any other examples in the street of new extensions?
