What ceiling height is realistically achievable for each floor?

Hi,

We are currently in the process of planning our new build house. We want to try and get the highest ceiling height possible on each floor.

The house will be over three floors with the ground and first floor identical in size and the second floor a pitched roof. Each floor will have habitable space, including the second floor where we hope to include a principal bedroom and dressing room. Please see image attached

Plans are currently to have 2.4 meter high ceilings, however with certain building materials and thinner insulation is there a way to increase the height of the ceiling on each floor, without pushing up into the second floor space?

Can the ceiling be opened up to include the full height of the pitched roof? At the moment it is closed off as shown on the image attached.

I am not sure what you're asking here. Has an architect started work on these? They should be able to advise. Standard floor to ceiling height on a new build is usually around 2.4m. Between floors, this allows for plasterboard ceiling, joists and floorboards which will be around 250mm - 300mm depending on what depth of floor joists are needed.

The overall height of the build you or the architect asks for will be to the ridge of the roof and this obviously depends upon the size, style and pitch of your roof.

To give a lofty feel you can go up to 3m floor to ceiling ...a big stately home mansion tend to start at 3.6m. Even 2.7m will give you a better feeling of space but I would usually look at this to be in proportion with the size and grandeur of the house in general.

There are also lots of other interior design tricks you can do - like the use of colour, direction of flooring and wall materials or adding double doors from your hallway into your other rooms, that will also help to make the rooms feel larger and more specious.

Hi, I'd Base the decision on whether you have underfloor heating and also based on the look you are trying to achieve. If you have UFH, I'd go for large format porcelain tiles, which are easier to clean and maintain with minimal grout lines. Personally, I like wood effect as it warms up the whites and greys but you could go for a stone effect or marble....as your kitchen is neutral, you could pair anything. If you don't have underfloor heating, I find tiles to be very cold under the foot and would rather opt for Luxury Vinyl Tiles such as Amtico or Karndean. They are warmer to the touch, durable and doesn't uplift/expand when in contact with water, if laid properly and you can still get them in wood effect, stone effect, etc. It is quite pricey when compared to laminates or ceramic tiles but it's tough and durable.

So your suggesting wall lights and lamps only. No recessed spots or led strips along beams? We will be having tv unit in alcove furthest from window and a sofa facing fireplace just placed in front of doors on either side. The other half of the room will be a dining area temporarily. Will wall lights be enough and how many? I prefer symmetry in my rooms also. The ceiling to floor is approx 7ft. I’ve read to make a room look higher than it is uplighters are best is this so? If our plans work out the dining area will eventually turn into a quiet area with comfy chairs bookcase etc. My husband is not a fan of wall lights says it restricts you if u want to change furniture around. I love them but with a low ceiling I am unsure how high up they should be not just for best lighting but for furniture arrangement and if they are on a wall where u walk could be an obstacle? I have also posted about my spiral staircase but I put it in the topic design dilemmas but it is about lighting also.

You might also think about the bits you don’t like and what it is missing. On first glance it seems to have very large front windows but the view appears to be car parking. It seems to have a modest entrance and your inspiration picture is grand so perhaps the entrance should be bigger. If sounds like you don’t necessarily want a Georgian house- perhaps something less cottage like and more imposing is what you want. The floor plan shows a kitchen that is modest by today’s standards and could perhaps be bigger. And you appear to need more bedrooms- you should perhaps think about if these all need to be next to each other. But I do think you need to get the brief straight in your head otherwise you might to paying a professional for design you don’t like. A concept planner might be a good person to speak to- try OnePlan who will help explore your options and then visualise some of the solutions.

What's on top of the 224cm room? Just a flat roof? How old is your house? As 186cm doors would be a no go. My advice would be the hard one: Take out the floors and insulate the flat roof externally*. If you don't want to take out the floor, take off the entire flat roof and add some wall height (or is it terraced?). This would also mean enlarging your doorframes, which would probably need to meet up to building code (if the house is not listed) as you're renewing them. And don't forget heating and electrical pipes.. I don't have a clue what either of these options would cost, I'd say get quotes first. Your planning permission likely limits the height of your roof relative to your neighbours but if you want a taller building you can achieve that by digging down- this has a cost implication but I agree that 2.7m high ground floor and 2.6m bedrooms is nicer.
