( thank goodness for in car air con !! ) Black mana studios do 'interior design for iPad ' and 'Tap Glance ' which are both ok . You could try either of those . Remember that plumbing coming in is easier than plumbing going out to plan for !!! Placing a kitchen or utility under upstairs bathrooms or near previous plumbing pre extension, can help with plumbing issues - ask a pro to safety check any design you come up with before you order anything ! Have fun ! People like me - who do this sort of thing day in /day out, can sometimes come up with suggestions that you may not have thought about - but similarly - posting your progress might get innovative ideas by any other interested users - so if budget is tight - ask the houzz community !! Tbh the area where the sofa is going is not very deep so we may well end up with banquette style seating as I do think they look lovely. Then maybe I could get a small round table for coffee's etc....aahh the lampshade! It's been a pain in the butt! Comments (5)As Man About The House has stated, you can make it a condition of the sale that the work is carried out before exchange/completion or arrange with the Seller for you to have a couple of builders specialising in structural repairs go to the property to give you quotes so you know how much the work will be. Only then can you negotiate a price reduction if you wish to continue. Without a builder/structural engineer seeing the work and what is involved they cannot give you an idea of cost. You could also arrange to speak with the neighbour to see if they are aware of the problem once you have spoken with the builders and decided whether it is worth moving forward. If the damage is to the whole of the party wall (shared wall) then the cost should be shared between the two owners. If damage is only to one side then that owners will bear the cost. A Party Wall Notice is served on the the adjacent homeowner/Landlord to start the process but this can only be done by the owners of the adjacent properties or by their appointed representatives (eg Surveyor or builder if this is part of their remit). Note though that there is also the possibility that the work can be carried out under a buildings insurance claim by the current owner. If that's the case then the insurance company will investigate why the wall started to lean (was it subsidence or whatever), deal with any party wall notices and agreements and carry out the work. Any insurance work would have to be declared to your insurers when you arrange for your buildings insurance cover to be put in place. I have had subsidence work carried out to my rear extension which was causing cracks to the internal brickwork and causing the whole extension to lean. Everything was covered by insurance including tying my wall to the neighbours and replacement of the drain which was causing the subsidence. Comments (1)Get a second opinion before you begin cosmetic work. If your surveyor finds structural problems you can challenge the original report as unsound. However adding the wall ties as suggested may be what is needed before you begin the renovation. In future get a full structural survey before you buy....See MoreHU-768402840
