Of course, recently I was looking for a site with good plumbing services, I was advised this one https://drainexpress.ca/, the service I received was of very high quality, the range of services is very wide, I was advised and helped, which I am unspeakably glad). We have just completed a similar project on our home in North London. Personally, I started with our local council - are you in a conservation area? this will impact the permissions that you need etc., You can also carry out searches of past planning applications to see what neighbouring properties had approved or not. A chat with your local planning officer normally costs nothing plus he/she will def know of other properties in the road/area that have had a similar project completed. I would try and do this before you commit fully to the house. You might be surprised, there are some roads/areas that will not allow side returns. You could also book an architect for a short session say 1 hour - more to discuss ideas and approach. Your research will tell you about permitted development, so you might not need full planning permission. In our case, due to the fact we are in a conservation area we needed full planning permission for a side return, party wall, structural calcs, building control etc., We viewed a number of projects completed by architects and turnkey co's specialising in side returns and decided that we could achieve the same if not better for a lower price. We used a builder that had done work for us before and we are very happy with the results. We paid for a couple of visits from our structural engineer at key stages of the project, which saved money and helped to manage risk. You could consider this route but it depends on your level of building experience. The best advice is not to be in too much of a hurry - take your time and really get the planning stages of your project right - especially the budget and end result you want to achieve before engaging any professionals.

I am extending and renovating my 1950s house and am having new unvented system boiler in different location, 12 radiators, new bathroom in current place but with toilet sink and bath on opposite sides of 1.6m wide room to where currently placed and new shower room adjacent to current bathroom. Just received estimate day before work due to start - despite asking for weeks. I feel it’s extortionate and have told him not to come tomorrow and I’m getting other quotes. Is anyone able to give prices for similar work they’ve had, or parts of it, or hourly plumbers rate in SW. Thanks very much

If I was to try and include one upstairs I would place it in the bedroom rather than a split (it’s also the best choice to the plumbing element):- Although this might make the bedroom too small (drawings not to scale for fitting in a bathroom suite). I‘d possibly look at what you can do on the ground floor, can you replan the space and lose some from the porch / Kitchen? Although for me, I’d fully reconfigure the extension end, do away with the porch next to the kitchen and open it up into one large usable space (as someone with a conservatory thats 3m x 3m it’s the largest most under utilised space in the property and is used primarily as a drying room in winter for laundry.... I’d look to place the kitchen in the top half and the area marked for kitchen on your plan would be turned into a utility/laundry room and toilet/shower area (again, the split isnt to scale, but you get the idea of where to place things). You can have a nice large window, folding doors or even a sky light over the kitchen to give it loads of light (can the porch be brought out the extra bit to make it level and a true ‘L’?). You could also reposition the dining room doors if you wanted to use the wall along that side for more kitchen storage. I’m no good with room design but I feel this will give you the best options for the property.

Water softener vs Water conditioner? Any thoughts?

Most water softeners are a retro installation so I can't see any reason why a softener can't be installed with the only compromise being the location and many modern softeners are more compact than the older softeners. I wouldn't let not being left any plans for the plumbing deter you (but i'd still get them as they're your property) as a competant plumber should be able to figure out how your hot and cold pipework is run, its not rocket science. Get a quote from a few plumbers and then send the bill to your builders and plumber with a threat of a CCJ and see if that spurs them on to send you all the plans (inc plumbing and wiring) for your property as they've breached the agreed contract you had with them. Never heard of these conditioners, but you know that water softeners work and they actually make a difference. Looking on line at the differences did highlight that 'conditioned water won’t permanently stay conditioned. It will quite quickly return to an unconditioned state.
