Design Dilemma Dining Rooms Kitchens

Who would I use? Architect? Or someone else

last year

I have this layout that I want to adjust to add in a small toilet downstairs. There is a wall separating the kitchen from the dining room. There is a front reception that I would like to retain but the back can have possibly the wall taken out? Who is the best person to employ to help with the design and execution of the plan?

Hi Rumi,

if you're looking for someone who can do a project and help you execute it, you need to contact an architect in the area so that they can also put together a team to do the work.

If, on the other hand, you already know who you can trust to do the work but need a project, perhaps remote design can also help you.

If you already know the layout, I would start by getting a builder round. They can give you an idea of whether things are possible and what/who you would need, as well as some costs. You may just be able to do what you are suggesting with just him and a structural engineer. You will need to also contact your local authority building control to see what they require from you (your builder or designer may be able to do that for you).

I don't think anything you have said requires an architect. If you need plans drawn up for building control, the structural engineer or builder... a concept planner or interior designer would be cheaper than an architect and (not relevant to all architects or all designers) but we usually have more training on interior space layouts than an architect so you would get that added benefit too.

If you do not have a firm layout then I would start with the interior designer/space planner first and they can help you get a clear understanding of what you need and then draw the plans you choose to go with. These are then used in discussions with your builder or structural engineer to ensure everyone is on the same page.

I would echo pretty much all the above, which highlights numerous issues. There is no disputing the benefit of a senior architect where money is no object, and you are in a position to appoint them to make regular site visits. Unfortunately, this is not always the case, and the initial design intent is lost, resulting in decisions being made by the builder that jeopardise the overall result. Approaching a builder as the first point of contact carries considerable risks. As stated previously, they will tweak the budget to suit the figure you disclose at the quoting stage, and strive to maximise profit - during the build by using cheaper products (typically promotion at builders merchants, e.g. flooring). Design and build companies often tend to be a general builder who has a relationship with a architectural technician who will draw up plans to suit the builder ... facilitating the project being completed in the quickest time, with the greatest profit. This will typically be achieved using bog standard products available at builders merchants. This may suit many, but perhaps the fact that you are even on this site suggests you maybe after something a little bit more special. The immediate example that springs to mind are doors/windows and kitchens; items that can be sourced at builders merchants, but by up-speccing slightly to independent sources will greatly enhance the finished result I am a great believer that you do not require too many 'wow factors' in a space. Everyone's aspirations will differ, but common themes include maximising natural light and improving the flow. A good designer/architect will prise out what is important to the client, ensure these needs are addressed, and introduce elements the client wasn't expecting, e.g. lighting, storage. BEWARE! Some designers/architects may have aspirations to achieve awards, experiment with emerging products, or simply specify high-end products for every item, which may stray from the initial brief and completely break the budget. I would suggest a young architectural practice may be most suitable for your project. The chances are they would be not only more cost-effective, but the designs more cost-sensitive (possibly having recent experience on their own properties). They would possibly be particularly keen to ensure the design intent is not lost by making more regular site visits to ensure they have high-quality projects as they build their portfolio. Nice Tractor shed ! Normally when constructing wooden wall, you would just create the openings in the frame for the windows and doors out of the same timber as you go by changing the postition and length of the noggins. You don't buy frames for the windows as they just screw to the wood. Door frames are easily ordered off the internet, so when you're doing the construction, know in advance what size windows and door frames you want. The challenge is the roof construction as it needs to be sound and the whole building will likely need to comply with building regs, therefore, i'd suggest that unless you can design this to comply with building regs yourself, then you'd need a structural engineer to do it for you. You need allsorts of different sized timbers for different points on the building and roof, so best to either find one that you can order from the net and amend a little or get the structural engineer to tell you what you need. ( he would do that anyway on his plan ) Plans too are often available off the internet, but you pay for the service as it's a skilled and time consuming job. If you're not happy with all of the construction yourself, then i'd still suggest a good carpenter. I'm sure you can find one that will be happy for you to work along side and not just take over, as i get the impression that's what you'd like. I've done the same for some customers. However, you must be prepared for the fact, that you may slow him down and time is money ( no offence, I don't know your abilities with regards building construction ! ) Here's a good guide for planning permission etc on Timber framed buildings Timber frames There are some wonderful buildings on here that may suit, or the carpenter could amend :- Warwick Garages As for the Sheet cladding :- It's a specialist fit job really as there are all sorts of bits and bobs you need to bolt them together and then to make the roof ridge. You would be best to use a site like 'My Builder' to find a specialist in your area that can do it for you. Again, with this, you need to find out the sizes of the sheet materials available before you can plan for the roof timbers because, the sheets come in particular sizes, the roof timbers need to be the right distance apart to bolt to the timbers without the need to cut each one to size with an angle grinder. Here's and example of sheet cladding suppliers Steel roof sheets It all sounds very complicated I know, to people that build stuff all the time it's not that bad, you just need to know an awful lot if you're going to start from scratch and not buy pre-fabricated. Hi Lola, We're sorry to hear you've had a bad experience with your current architects. It definitely shouldn't be the case that you've been waiting this long for your drawings. However, despite your bad experience, we would caution against sacking off architects all together. Most architects will help you along the way to gaining planning permission, a feat that is no small task. For example, our architects will prepare all the necessary information and drawings required for your project and submit your application to your local council, and amend and resubmit if necessary. This lowers your risk of unwanted delays. Hiring an architect would result in a more logical and stylish final product. They take the client’s requirements into account when creating a structural drawing of the possible extension, and can revise these drawings in the case of client queries. This results in a perfect final design, and a more efficient use of space with a creative edge - and consequently, a higher resale value on the property, which cancels out the initial architectural costs. Not to mention, a renovation that the client is delighted and excited by. What many don’t realise is that hiring an architect, in the long term, is a great way to save your much needed cash. Most contractors do not have the relevant skill sets, which results in a muddled design. The job of an architect is both to unlock hidden space, and to avoid contractor blunders - this results in you getting the best possible build for you budget. Not only this, but architects are able to create a long term plan that is designed to fit your budget, so that scary costs are not racking up out of the blue. Timing wise, we would say it's unlikely for your build will be completed by September, if that's your goal. Even if your renovation is within your Permitted Development Rights, you will still be waiting 8 weeks for the council to OK your build, and even after that, you’ll be hiring structural engineers, perhaps sorting out party wall matters, and putting your project up for tender. We would advise to try and take pressure off, and extend your timing expectations. However, our team could produce designs within two weeks, which would shorten your time scale.
