Ensuite - drainage

I would like to create a bedroom ensuite in one of my bungalow's bedrooms. The problem is the drain/drainage is on the opposite side to the bedroom. Any ideas that are not prohibitively expensive?

We did this. You’ll need a new soil pipe & link it to an existing external drain so external pipework would need to be laid. Sorry I don’t recall the specific cost as it was all part of a whole house renovation & extensions, but I don’t remember it being a prohibitively expensive option, otherwise we wouldn’t have done it! However, it was 8 years ago now & prices have gone up.

It’s obvious NOT the best bet to get a CCTV drain survey done. It’s completely unnecessary

Hi everyone. We are now progressing with the house bur need some help / advice. We have decided to take down most of the wall between the dining room and kitchen & build an island that will sit half in the kitchen and the other half in the dining room. (See plan). In the dining room we decided, instead of a formal dining table, we would place a log /bench type table (the kind you get in a pub outside or in a canteen) - right in the corner where by the wall between the lounge & dining room (where they meet the corner or bedroom 4 as in the plan). The table could be a great idea for a more formal meal as it would be for to sit more socially. But we want to use a storage bench / box (maybe an Ottoman style) along the walls with plenty of cushions to sit on / against the wall. This type of seating would continue across both walls in the corner, skip past the opening (leading to the shower / bedroom 4) and continue on into the corner where the dining room & kitchen meet (in front of the shower room). So it looks sort of like this (more like the second picture with the brown table) So it looks sort of like this (more like the second picture with the brown table). We love the type of seating / cushions in the first picture (white & blue). Since we do not know where we can buy such tyoe of seating. We thought we could, perhaps, recreate it by buying some wooden storage benches / boxes and add plenty of cushions on them to make them more comfortable to sit / lounge on. Not sure if our ideas are cominf across in my posts but in case you do understand. Does anyone have any suggestions / ideas?

I'm not moving or building walls, or knocking through doorways until I'm sure what I want. Living in the house while remodeling it is quite a challenge. There are very differing opinions around what size the bathrooms should be here too. Having only one door in the bedroom has massive advantages where there is no door right next to his side of the bed being a superking, and also having no door there means that any other bed, even a king could be moved to back onto that wall, tv opposite wall etc. As a main bedroom with a double bed, there isn't room for a wardrobe due to the window size, those drawers are all we have, and the rest is in suitcases ...hence my insistence of taking a chunk out of the room next door to accommodate us.... more on shelving and shoes than hanging space though. There only really needs to be a decent shower for my husband in the en-suite and carry out the "three S's" on a morning. Plumbing worries me due to the structure of the house, so I'd like to try to make a common area eg back to back on the loos to help with what will already be a nightmare, however one on the external wall already may be a good thing. I want a good sized bath but not stand alone, I want surface area around it, none of this having to reach behind or to the end or to the floor for the shampoo and perching the soap dish on the side any more. At the moment, I take a little table and place it in the middle of the bathroom floor with candles and the tablet to catch up on shows, as this is really the only time and place I get to do that! The only time I see a shower cubicle is to wash dye out of my hair. Thanks for the sounding board and ideas, good to get opinions... I'll be back with something more refined taking all into account :)

We are doing the same. weve done our build in 2 phases so weve just conpleted the single storey rear extension and about to start building the double storey in April. Although we are making our front box room bigger by taking it out over the new attached garage to make hopefully 4 double bedrooms. the room will only be 2.38m wide and around 4.3m long with a 90cm space for a shower, toilet and sink. hoping it works and the above from man about the house gives me hope it will as i plan to do something similar with a small area at the back literally for the bed and some bedside tables then a small walk through wardrobe area and then a thin ensuite. will decide where to put stud walls once the shell and floor in built so i can determine the space needed.

Hi Valerie, this is a rough sketch about my idea. In the existing house there is an open porch, the porch and then a big hall. I think that you don't need all this space just for the entrance. I created just an open porch and then the hall with a cupboard (for coats and shoes) in front of the main door. -Bedroom 1: master bedroom; en-suite with a new window at side; dressing room using part of the existing porch. -Bedroom 2: new wall between bedroom 2 and 3 to create cupboard for both room. -Bedroom 3: reduced the size of the room to realize an en-suite using the existing wc. -Family bathroom: same size; demolition of existing storage to put a bath. -Kitchen/dining: demolish wall between kitchen and living room; kitchen units with island; new big window; bi-fold doors at rear. -Utility room: same position as existing; pocket door. If you need more space, we can reduce the garage. -Living room: as requested is a small area, but connected to the kitchen/dining with double pocket door. In this way you can have a huge open space. I think that you don't need the french doors at front, but just a big window. -Study: new small study created, reducing the existing porch. I'm wondering if you need 2 garages, or maybe one of them can be converted and added to the house. Creating an ensuite in a bungalow where the drainage is on the opposite side can be a bit challenging, but there are still options to consider that might not be prohibitively expensive:

4. Internal Soil Stack: If it's feasible, you could install a new soil stack closer to the ensuite, which then connects to the main drainage line. This might be a more expensive option, but it can be a solution if other methods aren't practical.
5. Wet Room Design: Creating a wet room might allow for a bit more flexibility with drainage, especially for the shower. With a wet room, the floor is slightly sloped towards a drain, which can be positioned to optimize the direction of your drainage.
6. Reposition Other Utilities: Sometimes, the cost of moving other utilities or features (like water heaters, other fixtures, etc.) to make a more direct line for drainage may end up being more cost-effective in the long run than complicated plumbing workarounds.
7. Consult with a Specialist: Before making any decisions, it's essential to consult with a plumbing specialist or a contractor experienced in bathroom renovations. They can provide insights specific to your property's layout and potential challenges.
8. Check Regulations and Permissions: Depending on your jurisdiction, changing the layout or adding plumbing might require permits. Ensure you're compliant with local codes and regulations to avoid future issues.
Remember that while cost is a factor, ensuring that the solution is durable and reliable is crucial. Cutting corners with plumbing can lead to more significant expenses down the line due to issues like leaks or blockages.
