Building Costs estimate

Im thinking of buying a bungal Which is in need of some tenovat and extension. id want to add an en-suite and utility room to the rear of the property, preferably with a pitched tile roof, aswell as new kitchen and bathroom anyone give me a rough idea if the cost of approx 3m x 4m brick extension?

You need to get 3 quotes from 3 different builders to get a better idea of costs.

To add to Sonia’s post you will need plans for the extension too. Most builders will expect to see these for some direction.

I would recon the cost is 1500 per/square if you finish with average quality of finishes, and £1750 for top quality finishes , material also is what I consider to be at top quality. I work with experience Architecture and he has done a project in Central London , a restaurant extension and it looks good. He is post graduate , if you have more pictures of the plan send me to speak to him, I also work with supplier , they supply designer quality furniture from different part of the world , it all can be a package for you, much easier to handle, if you need help get in touch with me please. thesoletrader@mail.com , the Architecture do the design and layout for you, the supplier arrange the material and build the extension as he has more work experience and internal works carry out by us, and we give you a package price. hope it help you.

You need to get a plasterer out to quote for this. We don’t know the area for a start so if you’re London based it will be higher. Get 2-3 plasterers out for a quote. Recommendation is always best.

I tend to design based more on a price of £2.5k at early sketch design stage, and then get plans costed by an estimator to get a more accurate elemental budget cost. You also need to allow for VAT, contingency, and any approvals you might need to apply for, plus it's wise to get a full refurb/demolition asbestos survey to protect yours and the builders health. You can get a very rough cost by multiplying the area by an average build cost. However, these get less accurate for smaller projects. £2000/m2 used to be a rough rule of thumb, but recently i have seen estimates between £3000-4000/m2 and a lot of build firms won't quote for something so small. A larger extension might provide more value for money and get more contractors interested to provide more competition!
