Design Dilemma Dining Rooms Kitchens

Kitchen extension ideas needed please! :)

Hi,

We are planning on doing a lean to kitchen extension with roof windows and either biofolds or sliding doors. The extension will be approximately 3m in length. Looking to build a bright (tall trees in the garden) and spacious area. Thinking of including a small island with bar stools & dining table or dining table and maybe sofa & TV. Also wondering if the understairs storage cupboard is big enough for a toilet. Any ideas and suggestions are greatly appreciated!

Attached is the floor plan, picture of current kitchen where the extension will be.

Hi, I think I wouldn't extend. Isn't there a saying about just because you can doesn't mean you should?!

How about reconfiguring the kitchen so you can have glazing for as much of that back wall as possible and if its south or west facing, build a pergola/screening structure out from it to deflect some of the sun. You could grow climbers or vines over it and spend on the garden instead!

I'm confused by the floor plan - is there really no access to the kitchen from the hall? If the living room wall is actually set in level with the door to the kitchen, a glass door into the kitchen would allow light in from the front and the back.

I'm no expert but I've seen understairs loos in the tiniest of spaces so I don't see why you wouldn't be able to fit one in. Assuming the floor plan is off, accessed from the hall, not the kitchen.

Final thought: do you need all of the garage as is? Could the rear section be turned into a utility and loo? That would give you more room to play with in the kitchen and you could turn the understairs into a walk-in pantry, giving you even more room for your sofa and TV idea.

Hi SteffyTaylor, is it worth extending 1m back? Will you loose too much garden for gaining not a huge amount of space? Personally I think I'd spend the money on big bi-fold doors all along the back elevation. As the kitchen is staying where it is I'd suggest having the dining table running adjacent to the RH wall in the photo and have your living area opposite, with dual aspect into your new courtyard and garden. Lots of tall plants in the courtyard would be great and I'd think about adding a door from the bedroom (as well as the extension) out into the courtyard, that would be a lovely place to have breakfast on a summer's morning! In defense of my plan it is all about find a way to have stairs that rise all the way to the attic level and creating a slightly larger footprint so that there is enough space to justify extending upwards in the future while giving you 5 bedrooms now. The stairwell has a planned new window so would have light. The proposed plan to put a room on stilts above the garage sounds like you will be paying for engineering that could be spent adding square footage instead if you build out in another direction. In any case the garage is smaller than your current main bedroom and ensuite so seems like a master suite here would be a backwards step and you certainly wouldn't create a 5th bedroom in this space. I also think that my suggestion can be done in stages with the removal of the wall between the kitchen and dining room and the extension above now. When you have done this and bought a new kitchen and redecorated you will have used a lot of your current budget and will have a lovely four bedroomed house although it could be made into five by splitting the space across two of the biggest bedrooms to make three

Hi Deni, From your plans it appears the Utility Area must have been a Garage a while ago; I would turn this space into a Playroom with a WC next to it (you have a couple of unnamed small rooms before you get to your Utility Room at the moment), then convert your existing Kitchen into a Utility and have a single storey rear extension to accommodate an open plan Kitchen / Dining / Living area; and to gain another bedroom, try the loft if height is not an issue....Without seeing pictures of your house from outside, difficult to gauge how would a double storey side extension work for your house. Hi Tiffany,

It definitely looks like you would get a lot of use and value from an extension to your kitchen. Here is a quick design that I came up with. this is based off keeping the same width openings in the existing wall to save costs. I have shown a patio to the rear of the extension but it could easily be swapped to the left side if the layout of the garden suits that better? Is there a particular reason that you limit the length of the extension to 3m? (Up to 6m is currently possible with ‘prior approval’ under Permitted Development Rights in most cases.)
