reconfigure ground & first floor extension ideas

My first post as it’s my first house we’re renovating. It’s our forever home so want to make it work for us but equally would like to add value.
We’ve got bought a 1950s detached house. It had a ground floor extensions in 70s.
Not much had been done since I don’t think since maybe 80/90s I so we need to renovate the whole place make it more modern, new kitchen etc and a new ground floor layout. Advice on reconfiguring the layout downstairs would be appreciated. But the main
main question is how to extend upstairs? We had initially thought that a wrap around over the garage and then over the existing ground floor extension would be possible like some of neighbours have done.
But We’ve had advice that over the garage wouldn’t be an option as we’re too close to the boundary line of next door.

We’d like to add another bedroom, create a master bedroom for us with ideally an ensuite. I would like a dressing area/wardrobe (I know I’m asking for a lot 😆) maybe the next bedroom could be used as this but with a partition wall that can be easily fitted? Thinking I would like to enjoy the use of walking from bedroom to dressing room internally but with the option of making that a wall if we ever had to sell?
Anyway not sure if asking too much of the space.
Any creative ideas welcome!
We’ve got a decent budget in mind for this project.
I’ve included the estate agents floor plan (take measurements with pinch of salt 😆, already had to adjust the ground floor plan as the extension steps in from the left.

Hi ! I think if you wanted the study to double up as a guest suite, or if you are using it as a treatment room for clients - or a dedicated work space... Something along these lines might work well.... I've made the downstairs shower room bigger and more accessible from lounge as requested. Also made the showers larger, as the small ones can be a bit tight to use. I've also adjusted your kitchen layout a bit - just because the beam was making the previous layout unbalanced - this way you are centralising to the beam ( ie the bit you can't change ) and making the kitchen feel more balanced and getting more light in too. The utility area is accessed by triple sliding doors within the kitchen, that stack back to the left ... I thought it might be nice to add an internal link to the dining from the kitchen space - to save negation of the two doors when serving and clearing up from dinner. I hope you like it ! Was offline for few days - thanks for all the valuable feedback. Man About Town - The measurements are as follows (from longest to shortest of the 3): 1.87m, 1.7m and 0.71m. Jen P - unfortunately we can't change the extension at this stage. Also would want to keep the window on the side elevation. Jonathan - thanks for your input and drawings. Some interesting ideas which we hadn't considered before including turning the stairs (do you know if this requires replacement of the whole staircase?). Ideally we want the current cloakroom area to be used as a boot room but not sure where else we can fit the shower room so any other ideas most welcome.

Hi Saskia, Depending on your budget & site conditions you could build a very small light weight extention to serve as main entrance lobby. This will create a separate entrance without shrinking the existing reception. Regarding the glass to the other bedroom it all makes sense. Your utility cupboard could stay against the wall, flush with your new kitchen, which would move where the small bedroom is (I assume this is your plan for now). We've designed something very similar not long ago, please see link below. Exciting times for you! That lean to/family room (guessing that's estate agent speak!) certainly seems a little pointless if it's taking light from the kitchen/diner. It seems likely that the wall between the kitchen and the lounge is a load-bearing wall so you would have to put a structural beam in if you take that wall out; it may work out more expensive than you think, depending on the width of the space. Worth doing a couple of exploratory holes to see if there's a beam up there already; a structural engineer would help advise too and far better than having the house fall down. What is the lean-to built out of at the moment? And is the WC a more permanent structure? Would you want to keep that downstairs loo or are you intending to remove that as well as the rest of the structure. Worth remembering that you'll use any indoor space all year around and outdoor for around 50% of the year (at best! I assume you're in the UK!) Can I ask what kind of budget you're holding back for this work? I can help you with costing out options at some point and happy to consult on ideas (first consultation is free) - obviously video calls best at the moment but I'm always happy to help.

Hi Alison,

I think with such a large project you should definitely be looking for someone to help with the planning phase. A concept planner or interior designer is probably the cheapest way - obviously, I can't talk about everyone's rates.

My clients usually then find they have an idea of what they want and what's achievable, from a variety of options - which can then be taken to an architect. This generally cuts the costs of redo's down (and the package you need from an architect).

There are a few tweaks I would make to Jonathans but this is definitely a great design to look at in more detail. I especially love upstairs and everything he has managed to get in as well as taking the garage to add a utility room and the office which is a really practical use of the space if you are converting.

I am imagining the step-in at the back is a little like the garage and is there due to the boundary lines - so can't be changed. This means that the extension would be going across the existing back of the house. Maybe it is worth looking at if you can add a porch to the front too.

Hi all
Apologies for the delay in replying. Thanks so much for your advice/drawings.
Unfortunately there’s no option to go into the loft so the only option is to go over the rear ground extension.
I’m wondering if idea of a en-suite is now a bit impractical with the space available and maybe keeping a family bathroom is best and still keep a shower downstairs as a second bathroom.
Architects have also said we need to consider the 45 degree angle from neighbouring windows so that could impact the depth and how much we step in from the lower ground extension.
We would have to a step in from the edge so that bedroom 2 would still have a window (possible long style on the corner) as we can’t have it facing the boundary on right side. Again making that space we can extend smaller.
We are seeing architects but this is so helpful in being able to understand what’s possible.
