Single storey front extension ideas 1960s house

Hello!

We're hoping we might get some ideas for a single storey front extension.

We're at the very beginning of the idea. We know we’d like to extend as far forward as the front of the garage or slightly less in order to reconfigure the hall space and lounge, (add in a storage cupboard and have internal access to the garage, thinking of possibly moving the lounge door) and utlimately adding a couple of extra rooms to be used as a gym, dining room or front snug.

We don’t relly want to have to replace the roof on the house (funds won't allow) so wonder how best to tie the extension in. Flat roof?, different roofing material? Should we follow the slope of the garage?

We have nice views to the front so would ideally like to take advantage of this in the design.

The red tiles will need to be replaced, we’re not sure what with, but we’d like to steer away from the white render and cedar wood look and go with something a bit different..

We’d be really grateful for any suggestions regarding the internal arrangement, and or design ideas for the frontage.

I’ve attached the current floor plan and front image of the house to give some context.

Hi!

It can be a little trickier to get a front extension than other types of extension. Is there any precedent for this in the street? It's not impossible to do, but it may need more of a robust argument and a higher standard of design to get planning permission to do it. For that you're best to work with a good architect who knows how to get planning permission.

You have quite a nice buff multi brick, which could look nice with something like a zinc cladding adjacent to it if you want something contemporary looking that isn't render or timber cladding.

I think you will struggle to get planning permission for a single storey extension forward of your lounge. What might work for you would be to try for an extended porch. Create a glazed triangular area towards the front of the garage. It would respect the building line, have minimal impact upon neighbours and rejigging the hall could provide both storage and direct access to the garage.

Hi @whizzywig - this is the current layout: On the ground floor the lounge, small bedroom and main bedroom all look out onto the courtyard so the glass is in place but could do with an update eventually. We acutally viewed some Span estate houses with a view to buying - Field End, Cedar Chase, Weymede, The Plantation. But in the end we found this place on a small estate in SE London that fitted the bill.

@rinked Thanks, good idea - i'll see what it looks like later. @Suzanne C thank you for sharing your experience and pictures. We'll be going out for quotations once our planning is granted so i'll make sure i get a cost for wet UFH. I think it would be the preferred route with the warmth underfloor and extra wall space is always good in open plan extensions. @minipie Thank you. The software really is great once you get to grips with it. We've started to obtain budget costs on the roof lights and one company has offered to take us to see a few recently completed projects which should hopefully give us some inspiration and allow us to gain some feedback from previous clients. I'll aim to get at least one opening roof light after all the advice received on this board. Thank you for sharing your experience. I'll look into the small radiator in the bathroom. Good idea. The extract routes are pretty easy as the kitchen hood is on an external wall, as is the utility. The WC fan will follow the existing route above the utility rooms ceiling. Not sure on the subfloor as not taken up any flooring so far but the house was built around 2003 so you'd expect a pretty thick solid concrete slab so it might not be as easy as excavating in an older property.

Hi Tracey. I grew up in an identical chalet style house in the 70s so this caught my attention. I recently watched one of the George Clarke programmes on Channel 4 where they adapted a house that was identical to yours. It was an amazing result. Might be worth having a look on the web or trying to find the episode on All 4 to find it and maybe find some inspiration. Good luck

I think there’s an obvious area to create an extended porch/hallway which is to come out as far as the rendered area on the side of the garage (the area with the 4 small, high windows). If you like the look of the current porch you could recreate the flat roof design and dark grey finish with lots of glass/statement door. To echo the comments above it will be difficult to get planning for any significant front extension. Maybe consider sacrificing the garage to achieve the gym/extra room and apply for a new detached garage/carport towards the front of the plot on the grass area in front of the lounge windows (if a garage is still required). If it’s currently just used as storage then consider a robust store room to the side of the lounge where it looks like you currently have a shed.
