Home Organisation Renovating Design Dilemma

I’m looking for any ideas regarding reconfiguring my bungalow

last year

I have recently purchased a home that I need to reconfigure to create more space on a budget. I am thinking of filling in the current entrance way open porch ( right as you look at home) and inner hallway to create a 3rd bed and making use of the current garage and potentially extend this on to the current drive (left )

, to create a new entance door

The plan shows the existing garage in the wrong position ( see photo)

My rough idea shows its exact location

I then hope to create a garage on the other side of the home There have been many conversions on the street including

people being allowed to move garages away from building lines The home is not in a restricted location

If any one has any thoughts or fresh ideas ..I would welcome them

First off, please be aware that to turn a garage into a living space, you have to get planning approval for a change of use of the structure. Also to connect the house to the garage requires planning consent. Which means you need to submit architectural drawings in line with their spec to how they want to see documents. Also, that style house was originally built based on the availability of off-road parking. If you build into your driveway, you may violate the original consent that dictates how much off-road parking needs to be accounted for in your drive. As your land boundaries are very tight, it looks like you would be extending to edge of the boundary, pretty much like your garage is now. However, that may not always be permitted to the side of the house in a residential area of detached homes. Often they would look for a 1m or more of space between the land boundary and the wall. Which means your extension becomes quite narrow. Best to check with planning to see what you can and can't do before you start making your design plans, otherwise you will waste lots of time and money on potentially doing something you can't.

What is your budget? If you’re on a really tight budget then create the bedroom and use the kitchen entrance. As the budget increases you could knock out the WC & reconfigure the kitchen to give you an entry/hallway. As it increases more you could extend out the new bedroom. It will depend where you are located but a new build single skin, single garage around here comes in at about £28-30k ☹️ Money much better spent on living space IMO

Hi Main Dilemma at moment is layout decision ie lounge on the left ( west side ) or lounge on (east side ) , I have got to decide the Pros and Cons on which way I do it. Ie Lounge on West side gives a nice Kitchen/ Breakfast /sitting area but would loose the option of squeezing in a 3rd bed/study . Thank you Oneplan for advice regards dining table but the kitchen layout was just a guess at moment and not to scale.

Thank you for your comments and suggestions. Very much appreciated. Appologies for the poor quality drawing. I thought it would be a bit clearer than that. I'm not very good technically! You are right JenP, when the extension was added they moved the window to the back and made it into interconnecting bedrooms as they had a disabled child. So that room now has no window. The bathroom window is also facing into the extension. Not ideal but we thought we could install a light catcher in the roof and reduce the size of the window by installing some opaque glass blocks to borrow some light from the extension. The current lounge was actually two rooms when built, the one on the left with the bay window was the lounge as it has a fireplace with back boiler and the other a bedroom. We were thinking the same about making the lounge into two bedrooms so that we have our living areas at the back. Seems logical. We do like your idea JenP of the U shape living area that seems do able but the issue we have with the rear of the bungalow is the very limited space. We had considered maybe knocking down the excisting non matching extensions and rebuilding it a bit larger but that maybe to costly. We have a couple of local builders lined up to give us quotes but we are still undecided as to what is our best option. Personally I think you set a budget and ensure that the house is worth spending that money on. Then consider the all the pretty jobs such as kitchens, bathrooms, flooring, landscaping etc and the cost of the essential jobs such as requiring or new boiler or new windows. When you know how much you have left you can better understand how ambitions your renovation extension plans will be- it might be that you conclude that your budget suggests just knocking a couple of rooms together to improve flow and the feeling of space- if that is the case then choose a Designer/ Concept planner to help creatively then find a good general builder with a contact with a structural engineer who can satisfy building regs. Alternatively you might decide your plans are ambitious and decide to extend. If that is the case your budget will indicate what sort of extra footprint is possible and you then need creative input which can come from a designer/concept planner or architect. You need to run plans past a builder to check ballpark figures meet your budget then you can make firm decisions about what professionals are needed to make it happen.

As a rule of thumb every wall that comes down costs £1500 unless it is a more expensive outside wall (the wall between the dining and study was probably once an outside wall). If you create a big room out of the kitchen/study/dining room this will require a steel where the original back wall once was and this is likely an extra £5000. Refitting bathrooms range from £4,000-£12,000 and you need to add money if you move their location- the cost of moving depends on how far you are moving it and how you access the drains. New kitchens start at £5000 but £20,000 is easily spent too- for economies consider a used kitchen (check website for bargains) You might easily spend £2000 on an electrician for moving sockets, and lights for your new kitchen, you might well spend £2000 per room for flooring. So you can see that £20,000 could be spent very quickly on just one room.

I agree with the previous comment about moving the garage. I suspect that your current garage doesn’t have a high enough roof and by the time you have rebuilt it and insulated it you will be left with a narrow room that is expensive and assuming you have the budget to build you might get a better extension by moving the front door to the drive side of the house and putting an extra bedroom on the side
