This is my new kitchen, we are not using those handles, but I don't want the space to feel too clinical!

Would the Welsh dresser fit in the recess under the stairs, far enough back to not block that window and borrowing the glass section to reflect light? There appears to be more space on that side of the fire - the newly painted dining table could be be positioned to that side of the fireplace. You could then place the couch (OK, I'm an Aussie and we tend to have couches over sofa's!) closer to the fire for a warm reading area and getting benefit of the window and connect with the fireplace Aqua colouring...The free standing chair could be either nearer the window on that side or in the opposite corner near the radiator. Thereby leaving the radiator free, and I assume able to be more effective? Moving furniture around sometimes helps - I do roll my eyes when hubby suggests repositioning furniture to get things right but it usually gets us thinking about how we use spaces!

It’s not a big house and I suspect that if you try to increase the number of rental bedrooms you only invite the student market which may not be your intention. You need to make the decision on your local market- I suspect your research will tell you that either no change will increase the rental potential enough to justify the cost. Or you might conclude two bedrooms with a bathroom each is great for sharing professionals

I’m not sure about white washing the table - I think that would bring another colour of wood into a room that already has several tones of wood; the floor, skirting, architrave, doors, fireplace and cabinets are all slightly different colours and I think if you painted some of these, the whole room would be more unified and the table would blend in. If it was me, I’d paint out the architrave, skirting, fire surround and kitchen cupboard doors to neutralise some of the orange tones. My own house has Victorian parana pine woodwork that a neighbour said the previous owner spent months stripping back. Unfortunately it was very orange (similar to yours). I felt guilty even contemplating painting it, however after 13 years of living with it, I finally painted some of it. (I couldn’t bring myself to do some of the more intricate bits, so still have some 😂). It is now much easier to live with and much easier to choose colours when decorating.

I take it that’s a render and the kitchen isn’t in yet? Is the kitchen design set in stone?

I would probably use a textured rug like jute, sisal etc

Add different textures/materials for accessories, chopping boards (something like shown to avoid more straight lines), herbs etc If there’s room add wall lights above the window

It may be a step too far with the fluting (!) but I’ve got this kettle and matching toaster

Have you also considered an induction hob?

If you’ve got the room I’d also have an oversized plant near the end of the kitchen run

Have you chosen the table and chairs?

I know black is a harsh colour, but yes it's ordered and we get a lot of light, so hopefully it works,

We have got gas on glass not induction I like fire.

Haven't picked a table and chairs yet! I have some shaker style which don't go with the new kitchen anymore, suggestions for wall colour. Love the accessories suggested.

The kitchen looks lovely, I just wasn’t sure of your question!

You can’t go wrong with a wishbone chair, beautiful shape and textured seat. I’ve just attached any one as not sure how accurate the floor colour is

I saw a lovely black and plaster coloured kitchen the other day but can’t find it. Maybe something like the colours below? I’d probably go for something in the middle of the 2 on the right
