Design Dilemma Kitchens Bathrooms

Need help with the ideas!

Hi Guys,
We put an offer on this property and it has been accepted. We are beyond excited as we had to compete with 11 other offers. This house needs a full refurb. As many others would say that our budget is limited though we are keeping an open mind around the costs etc.

First of many jobs would be to replace all the windows and extend the downstairs at the end as there’s a an existing side extension and we are thinking of create an extension towards the left side as you can see from the rare photo of the house. It’s a bit tricky as there’s a bay window on the first floor which would like to keep plus the roof of the existing extension as a peculiar roof which we will have to keep due to the cost of removing it.

There’s no WC downstairs therefore, we would like to create one downstairs and also want to someone keep a door to walk into the kitchen dinning space.

Upstairs the bathroom and toilet are separate but we would like to create it one bigger bathroom but the issue is if we were to steal a bit of space from the lending then the lending will be really small and reconfiguring the location of bath etc could cost a lot of money plus the toilet that we are trying to create downstairs will be directly underneath the existing toilet so I’m assuming keeping it where it is will save the cost with Plumbing etc.

English isn’t my first language so excuse any spelling mistakes. We would appreciate your thoughtful ideas.

I wouldn't rush into any improvements straight away. That is a very attractive house and you don't want to do something you will later regret. That said updating the windows and the front door, I like your idea about removing the outer door but there may be a good reason for it. The door forms a sort of storm porch which would keep a lot of bad weather out. Keeping the plumbing in a similar place on different floors is a very good way to keep costs down. Live in it for a while, save for your improvements and then see how you feel after 6 months or so.

Oh wow, impressive space you have there! It's huge! And thank you - I love my house too :)) Plus I agree with you on the dining room - only good for dusting :)) Regarding wood vs carpet: we chose Engineered Character Oak in brushed oil - mainly because, having to completely renovate the house, we decided to go for underfloor heating top to bottom; and engineered wood is apparently the best type of wood to use with it. Therefore, carpeting was out for us however, even with central heating, we would've probably gone for wooden flooring and a lush rug. But that is a personal preference; as with the en-suites, I have rather strong opinions against carpet, so I don't think I'm the best person to advise you in this respect. (hmmm, now I'm starting to get what hubby means about me being high maintenance...) Sorry I couldn't help more, I'll try to do better in the future :))

Hello there, Have you considered creating terraces? I did a design for a sloping back garden some time ago... please feel free to take a look at my website here. That project was inspired by the surrounding hills. In your case, depending on the style of your house and the location, perhaps a series of terraces might work well. These terraces could be either flat or slightly tilted so to reduce the height of the step between them... If you like curves, the terraces could be a series of circles for example... hope this helps!

One idea I would consider would be turning your current kitchen into a snug and utility by the side door, replace the conservatory with a full width extension, removing as many internal walls as possible and incorporating half the garage. No windows on the north side and place a fire along the north wall, kitchen on the south wall to create a large kitchen /diner/living room.

Thank you Isla, the house would need a few updates immediately as all windows are single glazed and if we replace the bay windows at the back of the property and then decided to do the single extension after 6 months it would end up costing a lot more.
