Sympathetic 2 storey side extension ideas

Hi,

We need to increase the size of our property and the only way is to do a 2 storey side extension. I understand that were going to have to change the elevations to suit this but would love some suggestions on how we alter the front facade to accomodate the two storey side extension.

really struggling for ideas on how to achieve this.

There is more information needed to advise. What style extension are you planning? Is it to the side of the house infront of the garage? Are you planning to update any of the windows in the existing part at the same time? Try and think of the space as a whole or you will have the existing house + a new shiny bit. Cladding could work to unite the two or make it completely modern that way you will read the house's history from the front elevation.

Hi. Thanks for your response Isla. sorry the double storey extension is to the side of the house replacing where the garage is and continuing sideways from the front facade which is why we will need to update the front facade of the existing house in order to tie them in. we are prepared to completely replace the front facade of the existing house but its just in what style do we do it that isnt too modern and gives some reference to what the front elevation of the house used to look like.

It looks like you'll gain lots of space, so definitely worth playing around with plans to make use of it. I don't know how many of you live in the house or how you use your living space, but here's a few thoughts... - a utility is always worth it - no one will use a downstairs bath or shower if there's no bedroom down there, but a downstairs loo is really valuable -if a few people are sharing the upstairs bathroom, one door off a hallway is more practical and easier in terms of privacy -if you can get a small double into the third bedroom, do. Extra space for guests is always a good thing -some separate, quiet living space is always a bonus in an open-plan house. You might not get a full separate room, but dividing some of the space with a half wall will help. Or you could use an open bookcase as a divider. - storage is key in an open plan space. No point in having lots of floor space if it's cluttered with stuff, so include lots of big built in storage. I didn't really use measurements in this sketch, so I hope it's not way off...

Either make the extension smaller so that you still have room for a small window on the side, plus put glass doors in to the kitchen from that room. . Or knock through and make the living 2 in to a large kitchen diner, then you can have the extension whatever size you like. Personally i think knocking through is the only sensible solution.

Hi! It can be a little trickier to get a front extension than other types of extension. Is there any precedent for this in the street? It's not impossible to do, but it may need more of a robust argument and a higher standard of design to get planning permission to do it. For that you're best to work with a good architect who knows how to get planning permission. You have quite a nice buff multi brick, which could look nice with something like a zinc cladding adjacent to it if you want something contemporary looking that isn't render or timber cladding.
