Hi - Welcoming feedback on a kitchen layout

Hello - I am about to sign off a kitchen layout but I feel something is not right. Is it because I am maximising too much storage with a big peninsula and a tall cupboard pantry next to the fridge? Or is it a problem with how a drawing layout and simple elevations portray what it will be like? Colour choice, what else? Thank you for your reactions and observations.

The elevations do not have the window centred whereas it will be.

I think an integrated fridge/freezer would look better next to the tall unit. Otherwise, I think it looks good.

You only look to have about 1300mm behind the stools which would make walking through the room a bit tricky? Perhaps behind the peninsula as per the plan is better. The render and plan appear to differ for cupboard sizes for the peninsula, what are they ? An upstand may be better rather than the splashback by the sink. Slim wall lights either side of the window might work to create a focal point on that wall? i do agree re an integrated FF, if you stick with existing perhaps choose an oven in SS to match the fridge. i love your little cupboard, might be interesting to see a render without a door for displaying things unless obviously you prefer stuff hidden away?

hi, my sister in law has a very similar sized kitchen to u and shebhasbso much storage she even has empty cupboards!! she put her sink infront of the windowbwith the hob opposite, to the left of the hob shebhas a tall unit with her ovens in it and the otherside she has her fridge and then 2 base units and 2glass display wall units. on the far wall to the right of her sink she has wall units, and to the left of her sink she has a stretch of worktop similar to ur plan which leads to a peninsular island that steps down from her worktop height to create a table. would love to see some pics of what plan you go with and the finished result

Office/Guestroom: Shame about the two doors in the study/guest. If you got rid of the vestibule and made into a pantry for the kitchen and then made a pocket door from the guestroom to an expanded WC/shower-room, could you have the door to the hallway? A pocket door would mean you don't need to account for the door swinging into the room and as it's in the extension there should be a cavity for it to slide into. Would that make space enough to have the double bed and a desk? Then put the desk in the corner under the window and the bed on the wall that meets the hallway? Would the pullout daybed not work - when needed it becomes a double, but when not it's just a single? You could also look at a trestle desk that can be stored away when you've got guests and a wallbed for when it's an office. I seem very determined for you to have a door from the hall to the study :) Kitchen:- Do you need the table in the kitchen? Could you not have a peninsula with cupboards underneath and seating around, kind of like a breakfast bar? That might kill two birds with one stone - increase the worktop space and provide an in-kitchen dining area. Using the vestibule as a pantry would increase the storage space - it could be for food or for equipment you don't use often. Downstairs WC:- Is there scope to having the WC under the stairs? Would that help with more space for the guest room and kitchen? You might end up with more wall space in the kitchen to have units, and countertop, against. Anything in the understairs could find a home in broom units in the kitchen.

Hi all thank you so much for these comments. My mum (who is in her 60s!) has mainly helped with the design - combined with reviewing a lot of mags & brochures. Interestingly (like Richard’s comment) she is strongly against the built in casing for the fridge freezer... perhaps I’ll flip it round so it’s on the other side & allow some room so if needs be it can be less “built in”. I am concerned a lot of key things are bunched around that little section, one door (opposite the window) is the entrance to the room. The other door, at 90 degrees to it is the utility room which I’m thinking will not be that busy.... Charlotte your comments re range & extractor hood are super helpful & I’ll have a look on the website too :) plus speak with hubby about your suggestion of a call to get a proper / more considered design done. Thank you :) One Plan I’m sorry I totally missed pointing that out - we had the builders take out that pillar. The doors are as shown though. I’ve taken some photos which may help (excuse the mess!) I honestly hadn’t thought about the DW being a trip hazard, bugger. We’ve had the floor concreted down but it’s not tiled so wonder if we can get some plumbing in still to accommodate a sink & potentially DW elsewhere... Kwg also making me think very differently re trying to move more into the other wall area! We’d thought people would sit round the island there which is why the wine fridge & rack was put close by! We went into Harvey Jones & they have prepared the drawings based on the ones we’d done...we were there a couple of hours & we’re pleased to see it marked out properly! Although they don’t do a CAD image which was a bummer when we found out! I’ve had a look online though & think I can do one myself... just need to reassess the layout I think! On budget, that’s a sticky subject as it just keeps getting higher! Would having the mantle done be a job for the builders if we did have it built in like the gorgeous photos hock79 found? Hi OnePlan, many thanks for quick feedback. Valid points you made. The hallway to WC has a small cloakroom before you enter the WC. This is because I may not have enough space to put a door due to some structural elements and the clearing from front wall to stairs is just 36 inch. This is a southern aspect garden . I plan to put some sky lights/windows across the width of rear extension so yes its a valid point about evening sun affecting TV. Peninsula is also good option to give us more spaces. Let me work it and post back results. We could open a door to pantry/laundry room but then loose the wall to put stuff.

Thank you Minnie for these observations.

- For the peninsula: we currently have a 2400 run of cupboard (on one side 4 x 60, other 2 x 900 + 600) and 300 for the overhang - hence a total of 2700. I see your point more starkly now: i calculate I would have 1200 between the island and the wall - which may kill the sense of ease for moving around. May be best to switch the seats as you have it on your picture and loose a bit of storage.

- Yes the render has a splashback, but I will go for a lower upstand with slim wall lights as you suggest.

- I am stuck with the fridge so trying to get as much SS on the ovens is a good idea.

- I agree that the small cupboard with shelves opened would have been nice, but I need this space to put things away. A thought was whether one day, this hinged door would be good in wood.

I would just consider what you’re storing in the peninsula, particularly in the drawers ie do you also need shallow drawers for cutlery, utensils, tea towels, cling film etc etc

Re that little cupboard, I’m not sure if you plan on a hot water tap but consider whether you want to store a kettle and toaster etc in there whilst not in use (and adjust shelf height accordingly if so). It looks like you have sockets on the peninsula already? The kitchen looks great but it is a little lacking in space for appliances?

Thank you Minnie. You are spot on for the little cupboard: it will be used for storing the appliances with sockets in the cupboard (I will have a hot water tap).

For the shallow drawers, I think I have it covered. Thanks for getting my mind on all these checks.
