Suggestions on floor plan improvements

Looking for some inspiring suggestions and hoping some folks here might be able to help!
We are in the process of renovating an old style villa and need some ideas on how to incorporate a few features we want to include. I have attached the current floor plan from 1970ish, apologies for the poor quality but hopefully you can read the dimensions :)
Features we want to include:
- Open plan living room / kitchen (our initial idea is to break the lower kitchen wall down to have this as an open plan with the current living room (sejour), but also considered knocking down the 2 small bedrooms (chambre 2 & 3) and kitchen area)
- Add a 2nd bathroom (We would like an en-suite to fit in the top left bedroom, could this be possible given the size of the room?) Or any alternative proposals?
- Eventual extension, we want to plan our internal renovations initially, but potentially plan to extend the space into the garden. Which areas of extension may bring the best use of space?
Few other things to note:
- The room mentioned as 'garage' has already been converted to a useable room, which will probably be a bedroom
- In terms of extension, it is not possible to extend the bottom of the floor plans, only extend it above which is where the garden is
- For an additional bathroom, we also thought to maybe use a small piece of the current bathroom and extend it into the existing larger bedroom (chambre 1).

Chambre 2: 3.65m x 2.7m
Chambre 3: 3.65m x 2.2m
Kitchen: 3.65m x 1.6m
Bathroom: 3.9m x 1.6m
Living room: 6.82m x 3.75m
Garage (currently a bedroom too): 3.15m x 5m

Comments (7)Hi! Sounds like a fun project. I love a good farmhouse. Man about the house has given you some excellent suggestions for adding a shower in. It definitely seems to be just about moving the door into the bathroom and reconfiguring that space to be able to fit a shower in there as well. For the ground floor I'm wondering if moving the entrance to the side might be possible - just in front of the stairs and creating a hall that takes a slice off the back of the living room and joins up with your existing hall - so you basically get a bigger hall that includes the stair and the main entrance. That could then fit some bootroom type space in and coat hanging so it becomes a really useful space. Then I'm thinking you could make the porch element much wider, basically a single storey extension to the front, so that your living room pushes forward into the front garden. You will be able to get a lot more light in to the living room and will be able to just have the one door in from the hall so it becomes a much more usable living room. This would need planning permission and extensions to the front are more difficult to get approval, but this seems like a logical approach to improving the space for you. Comments (33)Assuming you have the room internally you can put your soil pipe internally and then have it exit the house below ground level to get to the drain. This avoids the worry of pipes snaking down the outside of the house. Where is the downstairs wc going to be? Comments (4)Looks similar our old 70s house floorplan... I kept the garage - storage/kitcar/bikes etc - garages aspect ratio make weird rooms anyway. We extended the dining room backwards into a conservatory style, and eventually would have done the same with the kitchen flush with the conservatory line... IMHO Start with a list of what you need... Only dismantle one part of the house at a time because that 'when you need to move' feeling/requirement will just crop up anytime randomly. last monthIt seems like this is your plan but I think all the proportions are wrong since the dining space becomes oversized and the living space is smaller, the kitchen isn’t great, the master bedroom is no longer the biggest and the third bedroom can only accommodate a double bed if you put it in front of the garden doors.
