Comments (5)I agree with Jonathan that removing the chimney breast would significantly increase your options for the room. I would go one step further and look into removing the small wall which separates the kitchen and dining room; I have attached a very crude annotation to your sketch to show how this would look. I personally wouldn't go for French doors if the current back door is retained. A typical worktop height is 90cm so you could place units (a sink?) in front of the window and have a small 20cm drop to the windowsill (ideal for growing herbs). If you don't want units in front you could build a window seat (approx. 50 cm high) with storage underneath. A good estate agent should be able to tell you if your proposals would devalue the property. If I was buying it I would see a larger kitchen/diner and downstairs toilet a plus. Your current layout doesn't give you any dedicated storage but your proposals would. There would be space to store coats in the downstairs WC and, if you place the door in the middle of the room, you could have floor-ceiling 60cm deep storage in the rear hall (shown in red). Comments (5)I think I’d put the tv under the stairs with a small sofa opposite, you should be able to add a small accent chair opposite the sofa. Round dining table by the patio door and I’d get comfy chairs for extra seating for guests. Use a rug, art, lights etc for zoning the areas. I’ve found this pic with the same layout to what you’ve suggested for removing the kitchen wall. I’d probably block off the kitchen door so you can include tall units on that right hand wall (similar to 2nd pic albeit this is bigger). You may be able to extend the peninsula slightly under the stairs. In any case I think I’d contact a concept planner on here such as OnePlan for your kitchen design! Comments (16)Your space does not give you much flexibility so I agree it’s important to get the right furniture. I would definitely try changing the areas around. Your present sofas are large and bulky . A more streamlined design would do wonders to update your look , but I would not go for corner sofas . They are not space saving . My daughter has one that should seat five but in reality only three can sit comfortably . Your tv dominates this space so a change around might reduce its impact . I would also remove the dado rail ( unless it’s a period feature ) . The fireplace surround is elegant and would not look out of place if that became your dining area .I recently removed my living room curtains and replaced them with blinds . Comments (5)Hi Phillip, thanks so much for this. Changing the door swing is a great idea! And yes to the patio door. I am deciding whether to have the kitchen in the back or middle. I made a mistake with the dimensions so the remaining width of the kitchen/diner would only be 2.6m, which doesn't give me much space (I currently have the back room as a kitchen with units on all 4 sides). So I may make the middle a small dining room/nook instead and have the kitchen at the back. I think a bigger kitchen is my priority. I realise your/Jonathan's option might be better for resale but I will be here long term so want it to work for me! Thanks again....See More- 18 days ago
