Comments (13)Wow! Thanks for the comments so far. It's great to get all these different perspectives. Where to start? So one important thing to mention is that we're really tight on our budget. I figured that the most cost effective option would be to keep the current kitchen where it is which I figured only really gives us option 1 or option 2. I wonder how much more expensive it would be to have a totally different design? The original house didn't have a bathroom upstairs but we managed to squeeze one in when we renovated the upstairs while still keeping 3 bedrooms. So this is the original bathroom downstairs. I wanted to keep a small toilet and shower at least for when the kids get a bit older or if we have guests. The pictures of sofas in the living room and extension are a bit optimistic. I'd be quite happy to have one sofa in the living room and one in the extension. Sophie, our builder recommended we keep the window in the bathroom if possible, but this means making the extension a bit less wide - not by much, but perhaps enough to make a difference. The actual side passage wall is the same in both options. We could ditch the window in the wider bathroom option actually and keep the same width of extension. His point about keeping (or having) a window was that it'd be good to have some natural ventilation and daylight in there. We checked the head height and it'd be enough for a shower. I kind of prefer option 1 from a flow point of view, but I'm very concerned about the door opening straight into the kitchen. Alky, I can't really see much detail in your pictures, are you able to upload something a bit higher res? From what I can see, it certainly looks like a big and creative change. The funny thing is that one of the neighbours whose house is pretty nearly identical to this design (apart from the toilet/bathroom) their house looks pretty awesome. Comments (5)Where is your soil stack?? If you can't run the WC Outlet to the soil then you will have to use a macerator to get rid of solid waste. Maybe not the best option when it is quite noisy?? I am a bathroom designer and have a very similar little property to yours in York and somebody else had suggested a shower room upstairs but I gave up on the idea because there was no way of having a toilet in the shower room witholut the use of a macerator and this would mean every time the loo was flushed through the night you would wake the rest of the house up. Let me know where the stack is and I can advise further. You could definitely have a shower room without a toilet, but for me an extra toilet was more important than an extra shower so we gave up in the end....See MoreSmall mid terrace extension
Comments (6)Hi Tanya, It may be possible to add a 4th bedroom upstairs but it would be dependant on several factors such as whether or not the property has full permitted development rights or whether it is situated on designated land (conservation area etc...). Even if it did have full permitted development rights to create a two-storey rear extension the depth of the extension (measured from the original rear wall of the property) would be limited to a maximum of 3m. Also you wouldn't be able to build within 2m of the side boundaries if you were building up to two-storey as there is a 3m height limit on the eaves height if you're within 2m of the boundary. Given its a mid-terrace house this would really limit the width of the extension. Comments (36)Hi there! I’d love to hear what you are using the under the stair spaces for. It looks like the bike could fit under the stairs near main entrance comfortably. You then could use the current bike area for the utility i.e. muddy stuff mops and sports equipment. As such you would need to install shelves to add on the storage space. I’d like to agree with Minipie that, if you really love for the bike area to remain as is, as I feel you might, the next best position for the utility is in the basement. The basement offers several advantages as compared to hiving off a space on G.F, especially when you consider the available space which you’d require to store all the stuff you said. I imagine sports equipment for example would need quite a generous area. I like the idea of a cosier retiring area for the library and I would really recommend an alterations for that. As for a pantry usable from the kitchen, options look really limited but I’d know what you think about moving the toilet across to the opposite void area, and then converting the new space to a pantry. It’s both proximal to the kitchen island, and will also not complicate the plumbing process, since you also want to introduce a sink in there. Hope this is useful!
