Design Help - extension & kitchen/diner layout

Hi everyone,

I’ve recently moved into our long term family home.

Although we wont have the budget to do any large works for a couple of years, I’m starting to think about what could be.

There is currently and old-ish conservatory which is glazed from floor to ceiling and the roof is plastic.

Its not going to be a very well used room so this has to go.

The current Living Room is a fantastic room which I would want to preserve. I do not want to knock into this room.

My plan is to remove the conservatory with a full length extension to allow for an L-shaped kitchen diner. My intention would be to use lots of glazing in the roof to allow plenty of natural light to the current rooms at the back of the house.

Current dining room will then become dedicated play room and occasional spare room.

Where the access to the conserconservatory currently is, I wqs thinking double doors to allow the space to be completley flexible. Open/Closed as and when we need.

What is everyone else’s thoughts on this and how would you design a kitchen to fit the extended kitchen/dining space.

Thoughts and ideas very welcome.

I think it’s a pity to make your best living room windowless so I would move the extension.

I also think that if the kitchen gets used also you won’t be able to keep the kids in the playroom they will want to be with you. So I say make the front reception a room for granny and put a desk in there for when you are working from home.

I'm not sure the extension is going to provide the extra kitchen space you require. If you have a window on the left and presumably bifold or sliding doors there is not much wall space to increase the size of the kitchen and the current position is not wide enough for an island to provide more storage or contain a sink or hob. I like your extension plan with preserving the corner and access to the utility from outside. Its keeps the interest. I think I would lose the doors to the main reception to keep it as light as possible or definitely glass doors. If you could afford Jonathan's layout then it provides a lot more space.

Thanks for your input. I agree re the kitchen layout in the first option but we are just struggling with that wall! Would you build essentially all the way up to the boundary? Or would you leave a slim gap to be able to clear weeds between boundary and diagonal wall? The roof is unfortunately a bit complicated as there is a shared roof over our existing dining room and the neighbours dining room - the plan was to tie in this existing roof to a new crown roof on our side so we don't impact the neighbours. If we went for a diagonal wall and therefore a non 90 degree corner we would probably swap to a flat roof instead of crown to keep costs lower.

I think on our drawing the island is much too big. We had the idea of integrated dining at the end of the island but I think that is going to be too limiting so would like a separate dining table and thinner island. I agree with the other comments who said anything much more than 1.2 deep is wasted space! I love the idea of the kitchen on the angled wall and the little seating area on the nook bit between the steel nib and the doors. Yes this is the only access to the garden. The utility and loo will be behind a pocket door so contain noise etc away from the dining area and I like the dining by the fireplace. I'm going to get a few kitchen people in but wanted to be armed with some ideas and options and everyone's been so helpful!

I'm guessing your children are small since you're thinking of a playroom? It's really clever thinking about what you'll do in the future as it helps you spend wisely now. I think Jonathan's plan is the way to go.

In the meantime, maybe use the study as the dedicated playroom. Children's needs change quickly, so you probably wouldn't feel the loss of that room when you extend. Then you could take a longer term view on what you need in the front room. Couple of things we've done in different homes that might work for you:

- Put a standard double divan in the snug and used it as a sofa. Duvet rolled as a bolster, huge throw over the top to hide it all and loads of cushions over that to make the sofa back. Was convincing enough that some guests asked how the sofa bed pulled out. Cheaper, more comfy and bigger sleeping area than most sofa beds. Plus four of us lounged on it for movie nights.

- Used full height sliding doors across one wall and put a desk behind them plus storage. Even number of doors means an opening of almost half the width.

If these both worked for you, the front room wall on the right could have the sliding doors (cheaper to go right across than build a side) and the bed/sofa front left.
