new house - which kitchen floor plan is best?

Hello. Looking for some help please! We are looking to buy a new house and there are two available.

They have different kitchen floorplans. In your opinion which floor plan is best and please let me know why you prefer it.

I would like a kitchen with an island (or if peninsula best then can work with that) and also a dining space and seating space. Thank you!

What direction does the first one face and is the garden to the side on the second one?

Do both have a separate living room and maybe an office?

Is there any flexibility in kitchen design as neither have much space for tall cuboaords for fridge, oven, larder etc

I believe it to be south facing garden.

Yes garden is to the side on the firstn one.

I have included the full plan. This shows the sitting room and study.

Yes there is flexibility although the sink pipe work are in place under the windows.

A space that would house a larder or fridge freezer is between the entrance to the space door and utility door. Ideally I would love an island (as I’ve never had one before!).

When we were house hunting I would look at floor plans to see which walls I could knock out. We chose a house and had ideas about extending, changing the direction of the stairs and a few other things. Someone advised us to wait a while before making significant changes as the way one feels about a house changes as you live in it. It was wise advice as a year later we have decided against the extension and are keeping the stairs as they are. We have instead made changes elsewhere that we'd not anticipated nor thought about until living here. The house is now serving our needs and we've saved a vast amount of money too! That said, looking at your floor plan I would be looking to knock through the kitchen and lounge and use the front room as a sitting room, as previously suggested. But do see how living in the place feels as other ideas may come to the fore once you're in. Angie

Hello, I’m not speaking as a Pro but I have a young family and also having a ground floor extension this year. I would prefer to keep the living room as it is as it’s nice to have a room for some quiet time ( also knocking down walls and having big bifolds will add extra cost to your renovation). I’m not keen on the kitchen units all stretching down the whole wall on the left, even though you have made room for a ‘living area’ as it will feel like you are always in a kitchen. If you keep the kitchen area in the first half of the room and have the ‘living space’ towards the section near the garden/back then you have a defined ‘living space’, you can use that for a dining area, watching tv, sofa and relaxing looking out onto the garden. Also as the area is clearly defined, parents can keep an eye on their young kids in the rear section whilst they are preparing dinner etc. I hope that helps.

Hi. Sorry but I assumed the supporting walls would be marked in some way! I'll get the upper plans on here but issues are - poor kitchen layout because door pavement gives an offset track out to the garden and splits the kitchen leaving a dead space. Theirs a distinct lack of storage there too and a restricted working space in the u- shaped area as only one person can be there working. There is an archway between living room and dining room at present which gives a long narrow sitting room and furniture placement is difficult to avoid blocking a way through. Also the door from the dining room opens across the archway, about half the door width. The corridor out to the hall is narrow and dark and seems to be wasted space. It's barely the width of the door and has no door casing on one side. If I'm investing in a new kitchen I'd like to se if I can make the space flow better.

Thank you all for your comments. Very much appreciated. My wife is ruling out wood because she doesn't like the look of wood in kitchens and because we have solid wood flooring in the rest of the downstairs area and she thinks it will clash. Picture below of where out kitchen meets the hallway. Also we bought some more of those tiles yesterday to get more of a feel of what it'll look like. It does look pretty good but it does worry us about what type of table and appliance colours we will be able to get and really making it all look a bit drab perhaps? We are leaning towards sticking with relaying the same times the house already has as we have been unable to find any better looking light grey tiles. We do really like them.

The two are very similar although the dining longer in the second one. I would opt for the south facing one as the preference.

Second one as there are windows on two sides so more light for the big open space. But I'd also consider where the garden is and how big it is.

I’d go with the one where the kitchen is on the left. More windows in the dining area which will make a lovely light space.

Both layouts have great potential, but I’d personally go with the second floor plan. Here’s why:

More Kitchen Space: he second layout has a slightly longer kitchen/dining/family area (39' vs. 35'), which gives you more flexibility to add an island while still having room for a dining table and seating area. Better Flow: The position of the utility room and WC in the second layout feels more tucked away, which keeps the main space open and uninterrupted. That said, if you prefer a cozier setup, the first layout might work better with a peninsula instead of an island. Do you have any preferences on how open you want the space to feel?

CFS I think I prefer two as well as I think the kitchen will be cosier. But am not entirely sure about how open I want it to feel. Would no one be better with a peninsula due to where the bifold starts? As perhaps you wouldn’t want an island going past the window. (?).

Tbh, I would focus on light, orientation, location (is 1 plot better than the other in terms of parking, outlook etc?) and garden as to what your personal preference is. The house layouts are extremely similar, you can’t change the location or orientation but you can change the kitchen. Have you been given actual kitchen plans? The kitchen feels a little undersized for the house in terms of any tall housing for FF, ovens, larder etc. Assuming the kitchen is 4m max and the sink run has to stay if my maths is correct you could only have a max 150cm island. This could work better than the peninsula though, not keen on where they’ve taken it around the corner. Would there be any flexibility to move the utility sink and recess appliances in the utility wall? That said it’s only my opinion that it’s lacking in space for any tall units! It would be interesting to know if they’ve worked with a designer that you could speak to
