Need help with internal layout for an extension

Any advice on improving the layout of the downstairs? I want a large kitchen but I think this is too open plan? Need a separate dining area.

Hello, I would leave the kitchen as it is if seems large enough with an island in the middle. for the wall next to the dining table I would add a bespoke wall bar with frosted glass doors this will make the space feel cosier and have that extra design touch to the room. For the seating area can't work out if those lines are going to be walls or open space.

Thank you for details. In general, location of areas is chosen fine, especially if you want to keep dining and kitchen separately. Although I will have couple of suggestions for you. I would consider more space for your dining/kitchen area. Make it wider and add at least 1m-1,5 m. You have double doors to the garden but you don't leave enough room to walk around table. It can be a nightmare to move chairs if you need to pass, even simply for the reason to open or close windows with curtains or blinds. Looking at lounge areas: two large sofas will look bulky, especially in the area, which you plan to keep neat and clean. It means it should be as functional (when you need it to be) as to be out of your way when you live your life. From here, I will recommend to choose corner sofa for your sitting room and a large footstool. It will allow you to have open look on interior and area will look larger, welcoming and you will have more seats for family hours.If you like armchairs, then have a look at next layout Second area doesn't need large sofa. A set of chairs will look much better and will be more functional. Where is your plumbing/drains going to be? I at the back or on the right side where the old wc was? I was going to suggest using the 3m side next to the lounge for your wc & utility but if the plumbing is on the other side then it’s best kept there If that’s the case then few things to consider... Are you having doors across the back? Is your preference to have the dining area looking out into the garden OR the living/tv area? I presumed the tv room would be the old living area and the new lounge in the open plan would be more of a social/casual tv area. Are you wanting a kitchen island? Would be helpful to have some ideas of your ideal space to work out the logistics

Agree with Tamp about the sloping roof/round window being more aesthetically pleasing than the mock up. Also re: the render. I think it's a lovely looking house and it will make it very generic. I'd so keep the windows white as well to retain its period charm. By saving money here (I'd imagine realigning the roof would cos a fortune) I would knock down the sunroom and take down the dividing walls to the rooms across the back of the house, then having a lovely open plan kitchen, dining, lounging area open to the garden with bifolds or similar. I think I'd even knock the wall down from the hall so as you enter so you can see right through to the back of the house. You'd still have a separate lounge at the front and space, I'm sure, for a separate utility. Rather than a porch (or maybe as well as?) I'd consider converting the garage for a playroom/office or similar because it looks rather small for a modern car. Sorry I'm no good at mocking up plans and don't know whether all that structural internal work is a lottery winning budget but I'd def spend my money downstairs initially as its where you spend most of your waking hours. Hello, We always begin our layout packages by asking lots of questions in a briefing session. It's these answers which then allow us to decide upon the best layout(s) to suit your needs. Is this something you have done with an interior designer or concept planner? A few of the main questions I think would be most useful with this decision are: 1) What size kitchen works for you? How many cupboards and appliances do you need and what size of space works for this? 2) Where do you spend most of your time...is it an office, the living room? ...this needs to be near the toilet and kitchen and does it have good natural light? 3) Where would you like to be able to access the patio from? ...the office, the kitchen (to hang linen out or for outside dining? 4) Is the front of the house loud? ....will that affect a bedroom being in the front room? We have several questionnaires that allow us to create layouts for clients so maybe writing some of these questions down for yourself will help you organise your thoughts... if you haven't done this with your designer already to get the layouts you have. Personally, I would do something very similar to @Jonathan layout. This is because I love that the bathroom has great access for a bathroom at night but also to the rest of the house. The layout has good separation between living and day spaces and then also night space. The courtyard (although I would only have one door) would give some great light and wow factor to the office (with a large floor-to-wall window) and also to the open plan area. The layout also looks to have a great amount of storage throughout and an adequate size office/guest room. I really hope that helps. I notice my explanation has disappeared. I said it would be good to have a much bigger living space that isn’t a cut through with a view of the toilet….. so I moved it. Also if you moved the dining to your kitchen you could extend smaller which would mean less steel. I also felt that the utility and WC were in the wrong place- with windows and the possibility of roof windows they are one of the best lit parts of the house and I say open up that space to get light to the centre of the house and move the WC and laundry to the end of the hall which is likely the darkest space and easily plumbed (as I assume it’s under the family bathroom.)

I also think that in a semi you have to be careful about making the two halves look imbalanced so the side extension where your garage is currently would look better if subservient to the main house. And I have the same thoughts about the porch- personally I think it’s better to see the front door on the front not the side if a porch but also a porch makes semis unbalanced and so it needs careful thought about if it’s actually needed. I think if you turned the bottom of the stairs you could make an internal porch/vestibule. Making the porch extension redundant.
