Reconfigure Victorian flat. Floor plan in comment

Looking for help to reconfigure a floorplan. Property is ground floor with a basement. Mod terraced Victorian conversion.Brief: no extension, no removal of structural walls. The end result should be a more open feeling, entertainment leading to garden. Three bedrooms, family bathroom and a shower room.

Do you know which walls are structural?

The reality is that some walls will have to be removed in order to make it more open.

You might also consider exploring if you have additional basement under your living room

All the above posts are excellent...................however, nobody seems to have mentioned the drain position. I'm a little concerned that some of the plans above may be unachievable because you'll never get to the drainage. Can you confirm where the main drain is. If you're really lucky, then they may cut across the property and it's conceivable that you have a drain outside the kitchen or even a manhole in the garage ( we've got one in ours, as the drain makes it's way to the front ). Hi One Plan...I know, and I agree that it seems strange but here’s the thought process. I’m 52, recently single and so it might well be my long term home and what’s important right now and what I can afford. I could extend the mortgage to do a full side return but that would make my monthly payments strangling as I also need to think about how long I’m going to keep working. What’s important is having entertainment space - which I can’t create currently so this was my next. Thought ( or move to something already suited to me but with stamp duty etc that works out just as expensive unless I move much further out and I’ve pretty much ruled that out. It’s a amazing flat loads of storage ( basement) and huge garden and prime location so I’m trying to make it perfect for me ( not necessarily resale atm).

Hi, I would check with buildings regs first, but there is also the possibility of going open plan too. By combining the living room and kitchen you would have a spacious living area with room for a decent sized island with bar stool seating and lots more storage. Depending on how the communal area is laid out there is also the possibility pushing back the bathroom wall, installing a sliding door and then bringing the front door to the left wall. That will give you both easy access to the living/kitchen area and space for guests to take off shoes before entering the living area.

Morning, Extending the kitchen (and lounge) area out into the garden is a great way to make room for that extra bedroom. We have worked on many similar projects in the past. As Jonathan said, it's unclear which walls are not structural, from the image it looks like none of the internal walls are.

If this is the case, then I think the easiest way to achieve your goal would be to remove the wall between the reception and the bedroom, and take some of that room to make a shower room (see image for details, there is a pocket door to save space). The window in that room should be turned into a door leading to the garden.

The current kitchen should be turned into the third bedroom. If that's too small, I think you can get rid of the walk-in closet in the main bedroom and place a wardrobe there, it should free up a few centimeters to move forward the wall of the current kitchen, so that the third bedroom would be similar in size to the second.

You can get storage space next to the new shower room, accessible from the hall.
