Layout ideas for rear and possible side extension

Hoping someone here might be able to help. I own a 2 bedroom 1950’s semi detached bungalow, with a large 100ft garden space.


With a growing family we are looking to create another bedroom (existing floor plan and measurements below).


In order of priority, we need to add:

- one bedroom (preferably a double)

- another toilet

- utility room (open to this being combined with the toilet)

- larger kitchen / diner


Wondering if we could get to where we need to whilst retaining as much of the internal space to minimise building costs. Would be looking to do a 6m rear extension and if we had to/would work better for layout a 1m side extension.


Im thinking (no side extension)

- current lounge into a master bedroom

- keep bedroom that backs onto porch

- existing kitchen into a utility/WC (using existing plumbing)

- existing dining room into a third bedroom

- the rear bedroom currently, cutting out a double door or pocket doors where the window is to create a room we could open up or close off (to be used as a second sitting room/office)

- build a 6m rear extension (would be roughly 6x7m) to house a new kitchen, diner/lounge


Or with a side and rear extension

- current lounge into a master bedroom

- keep bedroom that backs onto porch

- extend to side 1m from current kitchen

- leverage current kitchen as a bedroom (would make it a double)

- open the dining room and current rear bedroom, add the extension and use the space to create a utility, wc, kitchen, diner and lounge


any thoughts on the above? any ideas gratefully received - looking to get some quotes soon but wanted a fair idea in my mind of what we might be able to do!
