Flooring ideas for a new porch/WC in a 150 year old house

Hi,

Im building a porch/WC. Its a fairly compact space.

This is a photoshop mockup of how it may look.

Heres the floor plan.

What flooring to you recommend, and should the flooring be the same for both the WC and porch? I was initially thinking about coloured tiles for the porch flooring, and wood effect vinyl for WC. But maybe just one floorcovering throught? Having one floor covering would make everything feel bigger, but I dont want the WC to 'feel' part of the porch. (perhaps Im overthinking this!)

Im thinking about a combination basin/toilet, something like: https://www.tapwarehouse.com/p/dylan-1100-combination-vanity-unit-anthracite-bv . Although perhaps not quite so modern looking. Not sure they do this.

I want the porch to fit in with the existing house, which has (good quality) wood effect laminate throughout the groundfloor, woodburners etc. Its in english countryside (Dartmoor) so Id like it to feel rustic, welcoming, warm and obviously not 'urban'.

It would be good to see photos your bathroom and/or en-suite and if you’d like the new ‘cloakroom’ to tie in with those. And at this stage I would say having the same flooring as the rest of the house would be best.

As it’s a porch i’d think about easy cleaning and what can cope with water and mud like porcelain, stone, quarry tiles etc.

In terms of the vanity you can get shaker style which would presumably sit better.

Have you chosen the windows and door and colours?

I live in the Scottish Borders and three years ago there was a government incentive to externally insulate the houses. Due to the construction of the houses (poured concrete they couldn’t have cavity wall insulation ) . The difference to the heating bills is unbelievable but the look of the house is fabulous as there was new render put on new window sills and down pipes .i agree with the comment that just doing one house would stand out like a sore thumb but it just takes one to start the ball rolling . Maybe speak to your neighbours and they may want to do the same . All the houses in my street had the cladding and it has transformed the look of the street . I have since revamped my lounge and kitchen. There was nothing wrong with the kitchen cupboards so they where painted ,new work tops and sink . I did have a breakfast bar that took up a lot of room which I have replaced with a glass table . My next project is my bedroom which is getting refitted with new wardrobes and draws . Ex local authority houses are well built and have big rooms , they are worth buying as you can do so much with them ,I have bigger cupboards than the rooms that are in some new builds . This is my kitchen, it is so much lighter and more space . The back board is the same as the work top , so no tiles to grout .

Just a thought! For your first floor if you wanted to then it looks like there might be potential to create a more central bathroom on the landing and make the current bathroom, or part of it, into an ensuite for the back bedroom (number 3 on the plan). Not sure if a bedroom with ensuite and an extra bathroom is something you'd like to have, but it looks like this might be an option. Useful if you want a guest bedroom with an ensuite, or have teenage children who spend ages in the bathroom! I imagine you have the front bedroom as the masterbedroom, and it doesn't look so possible to create an ensuite for that room without taking space off the bedroom. Might be something worth considering. Having an ensuite is the second most frequently requested alteration that I get asked for. It would be worth asking your estate agent if doing this would improve the potential resale value of your home - if this is something you're interested in.

I can imagine you must be demoralised because you can’t afford what you were dreaming of but I have got to say I get excited about this kind of house, it’s amazing high ceilings and finding one at an end so the garden is not shaded is brilliant. I think you could have a beautiful space if you put bifold doors between the kitchen and the lean to, raise the floor in the lean to so it’s the same height as the kitchen and have the same flooring for a feeling of continuity. The bifolds satisfy building regs as you don’t need to rebuild the lean to, you have a dining space for all but the coldest days and when it is cold you just close the bifold doors.

Tony, if you are on a budget then I would not rule out IKEA for kitchens. You can buy the kitchen and find someone to fit it and if you wanted to save a little labour cost you could put the carcasses together yourself. The quality of the IKEA Kitchens is surprisingly good and although Howden's quality is also good I find that there costs are sometimes unreasonable and the range option is lacking. You could use the saving to buy better appliances such as NEFF or Bosch. With regards to Victoria Plumb you can buy directly from them and again I was surprised at the quality of their product compared with the price. For a house I refurbished in the Wirral I used them for both the vanity units with wash hand basins, wall cabinets and also for a "wall mounted" toilet unit with toilet. The caveat is that sometimes Victoria Plumb's customer service leaves a lot to be desired if something is missing from your delivery. With regards to skirting have a look at Ebay and find yourself one that has alrady been primed as you then just need a top coat of paint. Be brave with your decorating and take your time.... it is those who rush it that generally mess it up and it is not really that complicated.. and don't forget to buy dust sheets! :-) Also where there are any joints between plastered walls and architraves/window cills, wood details, etc., use a white acrylic mastic. This is easy to apply and give a nice clean finish but again take your time and follow the instructions. I generally have this done after the decorators have finished on all of my projects and it makes a huge difference.

I'd go for the same flooring in porch and wc. Porcelain tiles would be a practical choice,

I think Im steering towards having same flooring in the porch/WC.

For context, heres a photo of the 'front' porch (which is rarely used, other than the postman).

The exterior where the porch will be (so, that external door will now become an interior door. Note the slate step):

The interior. The whole ground floor (which is pretty big) is covered in that wood laminate.

I was fairly decided on this unit:

Although its getting very tight on space. I wonder if a short projection toilet:

If I go for the basin/sink combo, it only gives 60cm space in front of the toilet.

Could you move the toilet to the 1.4m wall and have an outward opening door?

I do like the Bathroommountain unit, it looks neat and will be easier to use than the ‘sideways’ sink from Betterbathrooms. It projects 760mm so as you say it will be tight for the door but you could have the door opening outwards. The towel rail looks huge, perhaps a smaller one would suit? So will the slate step stay once you build the porch? I’m wondering, if the new porch is lower than the house, will that affect the plumbing from your toilet?

Interesting. Perhaps this layout

Building regs requires 60cm in front of the toilet. Which I just about have, but when youre sat on the look your nose is very close to the wall.

Buying a short projection toilet (the one I linked to doesnt have a side basin, so Id get a separate basin) would give me another 20cm in front of the toilet. I dont know if its a compromise worth making. :(

ref Slate step: Yes, that would stay. You would step-up from the porch into the lounge. The plumbing will be fine as the drainage is below the porch level. This is my photoshop mockup from another angle - you can see the existing downpipe going into where the drainage is.

Ive been looking at some tiles. Initially I thought a Victorian pattern, but felt this may make the space feel smaller. So opted for something warmer such as:

Having sink and toilet facing the window is a much better use of space and the Bathroommountain unit at 1108mm would fit in neatly. Perhaps you can wait until the porch is built before choosing flooring? Quarry tiles, although practical, are not very exciting and I think in such a small space you can choose something special that will really stand out. I like Sarah’s stars.

Hi guys. The builder has done me a floor plan.

Would you say the french doors should open outward (as per floorplan), or inward? This will be the main entrance to the property (if that makes a difference).

Should the WC door open into the WC, or outward (as per floorplan)?
