Design ideas-without a massive budget

Hello all,

We are trying to solve three functional deficits within tight budget constraints:

  1. No downstairs WC
  2. No dedicated utility space
  3. Kitchen layout compromised by circulation (too many doorways)

We don't have the budget for a massive extension, but may need a small one for a downstairs loo/utility room as there is not enough head room under the stairs.

The small box on the back needs to be knocked down as its leaky and mouldy and stops the flow of the kitchen-I don't want to put the WC in there as its so close to the kitchen.

We are thinking of a smallish 2m X 5m side extension from the front of the house to the current kitchen door for a utility room, WC and maybe small office. And we will knock through from the dining room to the kitchen.

any suggestions on how to best use the space?
