Hi Chris, First and FOREMOST, a lot of the ideas above are great, however, they don't take account of the fundamental rules of bathroom installation. You start with the water supply and the drains and then decide if and where you can have one. Therefore, the idea of having the bathroom somewhere in the front bay window bedroom is very unlikely to be possible, The drains I presume are on the right hand side of the house. I think it would be a squeeze to get something else in upstairs on the side of the house that lends itself to the plumbing and drains. Therefore, the most cost effective and efficient place for the second bathroom is the Store on the ground floor. It is right in line with all the other plumbing and clearly the main drain is close by as you already have a W.C near to it under the stairs. You could choose to remove the w.c from underneath the stairs, block up the doorway and utilise the space from the other side of the stairs in the Utility Room, this will give you more room and storage in the Utility. Also, I'd probably block up the doors in the Store at the front of the house and re-site to a window with privacy glass at the side.

Yes I'm sure it would effect the resale value/saleability. But if you get 20 years of enjoyment (for example) out of a bigger hallway, does it matter? Just consider where you're guests will go to the loo when they pop in for a coffee

So a dormer loft conversion costs the same as a side extension? It sounds like you'll be getting more space for the side extension for the same amount of money then. Have you had a look at other bungalows down your road or area that have had extensions vs no extensions and see what they have sold for, then you can see if it's worth it but who knows what the market will be like in a couple of years time. In terms of appealing to more when selling, people probably would prefer bedrooms upstairs but if bedrooms are larger and downstairs is huge it will be more attractive to buyers ( I think ) especially if there is a large family. Lots of new builds have a bedroom downstairs so it's not unusual plus families considering a bungalow won't be looking for the norm in terms of layout so 2 bedrooms downstairs is fine. You can also ask your estate agent that sold you the bungalow, get their thoughts on what is attractive to buyers, I'm sure they'll be helpful in case you'll use them in the future :-).

Thank you both. The study is 11 ft 9in x 7 ft 8in (3.58m x 2.34m) and the current cloakroom plus archway entrance from hall would add 3ft 3in (1m) to the narrower direction. The compact ensuite might work, although for a better shaped room the ensuite would be better going along the wall where the loo is currently. That would be a bit more work & difficult to see any way of access not intruding on the bedroom ...just thinking of visitors needing to use a downstairs cloakroom! It might in theory be possible to extend outside, but we are trying to avoid that as going for planning could be tricky for various reasons. Thanks again.
