Design Dilemma Bathrooms

Combining study & cloakroom for bedroom with ensuite

We have a sizeable downstairs study alongside a cloakroom. We're thinking of trying to combine them to create a bedroom with ensuite, including shower. We could probably extend by a few feet along the back of the current study & cloakroom.

Can anyone suggest a good layout....maybe even leaving the cloakroom accessible for visitors too?

Does under the stairs allow enough headroom? Cause its seem not enough proper height to create a seamless space from current toilet to cloakroom to create ensuite

Its either you sacrifices an ensuite, the lounge size or change the stairs completely (which can affects 2nd floor layout)

The most make sense and budget friendly is not having ensuite but bathroom since it was groundfloor so guest can use it

But if you really want an ensuite with smaller size bedroom you can

The current room is barely big enough for a bed so you can’t make it smaller in order to steal space for a shower.

I think extending is necessary although it would be cheaper to put occasional guests into a hotel!

You also need to consider what is possible - I suspect the estate agents details are misleading and the study wall is closer to the conservatory than drawn and so you may not have as much space to extend as shown. It is also not altogether straightforward as the extension might affect rooflines and adversely affect the front of your house and therefore its value. A picture would be useful for more advice.

We had a differing layout to you, but a similar dilemma. We put in a new doorway and a folding door between the master and adjoining bedroom (now used a huge dressing room) but retained the existing doors into each room. This means we could still sell as a 4 bed later if we wanted, but at the moment live as a 3. So we currently have master, through to dressing room, through to en-suite. (A happy outcome is that now that we don't sleep next to the ensuite, so we don't hear each other 'pee') ;). Another plus is one of us can get up, and go into the dressing room / ensuite to get showered and dressed, closing the folding door over. The other is left happily sleeping...

Looks like the upstairs was a different layout to begin with but the other 2 bedrooms adjoining are already a big enough size so there's no real need to take walls out really. I do like the idea of separating it though.... 1 box room for the existing door from the landing, and a walk-in w'robe/dressing area for the double bedroom adjoining it by putting a door in the wall is an interesting idea. Thanks for that, food for thought.

Yes I'm sure it would effect the resale value/saleability. But if you get 20 years of enjoyment (for example) out of a bigger hallway, does it matter? Just consider where you're guests will go to the loo when they pop in for a coffee

Hi! It's a very grand entrance hall. Looks like a really interesting house that could have some beautiful original features. Is there anything that you're looking to protect that gives it character? There are a few options for an ensuite. The small room over the entrance could have potential, but it looks like it might be tricky to drain from their. Potentially a combination of first floor extension and reconfiguring the family bathroom and wc could create an ensuite to a larger masterbedroom at the back. You ideas for the ground floor have merit, and seem doable. It will work well or not depending on locations of doors and windows. Then the structural changes, where you open up will also be key to getting it to work well and be cost effective. I'd love to help you out with your project, and it would be great to have a chat. The study is 11 ft 9in x 7 ft 8in (3.58m x 2.34m) and the current cloakroom plus archway entrance from hall would add 3ft 3in (1m) to the narrower direction. A compact ensuite might work, although for a better shaped room the ensuite would be better going along the wall where the loo is currently. That would be a bit more work & difficult to see any way of access not intruding on the bedroom ...just thinking of visitors needing to use a downstairs cloakroom!

It would probably be possible to extend outside.

It's not solely for guests...mobility issues are a factor.

headroom is the space left enough for you standing as it clearly you cant stand under the stairs next to the current toilet

I would prefer to have ensuite as extention cause I enjoy bigger bathroom and bedroom especially for master, especially would extend the ensuite to the wall adjacent the utillity that makes the bedroom has enough size

but designing tiny living it was possible but its not for everyone
