Flooring Advice needed

Hi. Im having a rear exentensiom done which will be an open plan kitchen/diner amd also living area on the far right. The kitchen colour is charcoal with elements of brown/bronze. we are going for a modern look however we can't decide between tiles and lvt for the flooring. We know we want it to be light to compliment the kitchen but are mindful the tiles won't feel cozy when in the living area. We want the same flooring across the whole extension. Any advice would be much appreciated. Thanks

Whichever you choose, put a large rug in the living area to make it feel cosier.

Thanks, we really want the wow factor and think tiles will give that more than lvt...?!

I'm with Minnie101 and Provencale in that with base units in the top shade you'd need a darker, contrasting shade to avoid something "almost but not quite" blending in. If you see the opposite in effect here, where the client wanted to use a very light tile with a beige unit (a very tricky combination) we spent time looking at the 2 colours next to each other but held at 90 degrees so we could see what the contrast was between the flat floor tile and the vertical panels etc. It turned out to be just enough to create a difference of tone.

Not cherry like the other wood - as would be too dark ... maybe a light non wood finish might be better ? But in all honesty - putting laminate in might give you echo problems maybe a soft thick Lino might be better in this instance, if sweepable floors is your aim ?

Thank you all for your thoughts / advice! We are yet to move in but we know the house needs rewiring and a few new windows etc so we are keen to get started as soon as we get the keys. I agree the bay window is a lovely feature and I’ve been looking at creating a bench seat with a small table for our every day family dining and then I am wanting something larger to host dinner for our extended family as we have quite a large family and would love to host Christmas and birthdays etc. The kitchen is clean and well looked after, just needs modernising to our taste. There is no immediate rush to replace it unless of course we extend / move things around. I also have my own business that involves cake decorating so creating an island or space so that I could work from home would be a reason for us to extend the kitchen. I think you’re right in that we need to live in the house for some time and get a feel of which areas we are wasting / not utilising and decide from there.

If its a solid floor (assuming it is which is probably where the moisture is coming from) then yeah lifting the flooring and some kind of DPC (there are various kinds) will be the solution, and then some kind of barrier behind skirting I think is a technique to help anything not propagate up walls. But an independent damp surveyor is the way to go, if you get a company round who apply solutions they may say you need more done than you actually do.

Are you planning to have Under Floor Heating? If you are not, LVT will be alot warmer then ceramics/stone.

Yes there will be Underfloor heating. I feel tiles looks more 'premium' but just worry it wont be cosy

30 Years in the flooring industry tells me that tiles are indeed hard and unforgiving even if they are warm running the UFH for extended months through the year. Personally would not say they look 'premium' compared to some better end LVT's unless you want the shiney look that cant be achieved with LVT. The other issues with cermaics are that if there is any movement in the subfloor, they crack, really easily so they need really good decoupling mats under them.
