I suggest to build the ensuite on the current balcony cause in this type of building the waste pipe located in that side of building, also level the floor

You can have bigger bedroom without study wall divider but it more comfortable to watch tv in shorter distance unless you want to reposition the bed

This command position is what I recommend since you can view window and pathway so not easily get startled

Where is the soil pipe?

There isn’t a soil pipe yet because this is the top floor and hasn’t had a bathroom yet, but its on the floor below on the back wall under the window near where Devyra has put the bench

the middle room not gonna be enough length for queen or king sized bed because the entire width of the property is 4.93 meters from left to right. The stairs and landing takes at least about 2.6 meters width so sarah alternatives wont work unless redoing the stairs and setback the landing

Yes you're correct. I only allowed 2m width for landing. But I don't think the current bedroom depth will be big enough for a large bed and bedside. 🤷‍♀️

I think you need to add more dimensions. Where Devrya has assumed 3.61 where she put the bed might be around 2.9m? Again, where Devrya has put the wardrobes, what is the space between the wall and the window in the bottom room? Again what are the dimensions either side of the balcony door? Plus the measurement from the landing to the right wall

some guestimates can be made but estate agents plans are quite often inaccurate

Additionally you might consider the stair position. Most likely it was put here to allow two top floor bedrooms. But I would bet the stairs on the levels below are further back
