Need help choosing where to put the hall way?

Hello guys, we are currently building an appartments block and after it's finished me and my boyfriend will move to the top floor there. We are having a hard time deciding where (or if) to place the hall way. We want to have one because we don't want an entrance that leads straight into the living room and we also don't want an open kitchen. The only problem is that if we do that we are left with very small living room. These are the plans I made. The architect said the first option (which i prefer) is not good because the hall way will be too narrow and recommended another option instead. I'd love to hear some of the experts' opinions as well as other opinions. Thanks!

Comments (18)After living with beige neutrals for about 10 years I revamped my stairs and hallway early this year with lavender walls and the brightest white gloss I could find. Mine is not the biggest space so I took out the pendant light and had recessed spot lights installed. Finished off with a silver grey carpet, although I confess this went completely against everything my friends told me....."dark carpet on stairs!". It looks fab, light and clean, although I am now a strictly no shoes upstairs freak. The floor downstairs is a parquet type flooring in a pale oak colour. I have dark oak in the kitchen and am pleased that I went with the paler oak for the hallway. I finished it off with a white blind at the top of the stairs where the only window is and the space which doubles up as an office. The first picture is taken at night with the spots on and it shines different in the daylight. Have you ever considered a real interesting eye catching piece of art work to really brighten up an area, I think a select piece of art would really make the space stand out, add interest, colour, texture and add a great talking point to the room.... Comments (46)Hello Robin, No need to remove anything just add a huge mirror on the right hand wall with some height as I suggested earlier in the thread, then you will get a border reflected and also the arch! It is quite important to work with what you have, and you can cleverly with the oversized mirror! eBay have a shop for them! Once you paint frame to match the walls you will see how useful it could be. Possibly 8ft by 8ft as high as you can go to get the arch in! Comments (3)I'm not convinced on the french grey, I love the colour but not sure if I'd consider it contemporary? The hall looks really light so it would appear as if you could go darker. Paint shown is scree by LG. It would bring the ŵall in a little but I can't see if that would an issue as the pic only shows one side! Whitening by LG may be good for trims. A warmer, lighter alternative for ŵalls would be elephants breath by F&B which I think will work well with the wood. Do you have other pics re chair and console placement?...See MoreMahmood Al_Turani

However, I would not put a couch opposite a door, it is not welcoming and looks very odd
I am not quite sure why your living room is up in the front, can you explain?
Let's take a step back and look at this beautiful big apartment.
You have double doors to no entry way and it is a waste of 36" + at the very first step in.
Where the top of this door is he can build a closet for you and your husband to put your coats, hats, boots etc. And, a smaller closet for your guests and their weekend items. This could be a small item that has one side mirror, swings and has half side hanging and half shelfs. In here you could leave towels ha whatever you would give your guests .
Also can you explain option 2 with the columns the grey square drawn in and why now we have a door opening to what? Terrace or a drop?
If this is a terrace, then you have a wonderful entry way and you can focus your visitors to look out as they enter.

There are several firms that make blinds that glide, I have used them a lot, patience and you will get them up. They handgfloor to ceiling and would create a small hallway or open a larger entry and a line of sight out the door. They can open right, left and center and hide a ton of items.
Every inch in this house needs to be used. It is small counting the number of bedrooms and shows 0 storage.
We could use some dimensions. There is wasted space and I have some questions.

The bathroom is way too small and I would sacrifice the table in the kitchen to fix it.

Kitchens and Bathrooms are also the dirtiest work in the house and Generally once you move in you will not want to go back. I like Fisher Paykel refrigerator and the new Mitsubishi. Ovens cooks best electric and cooktop is gas. Everyone has a microwave, why I am not sure. If I were to give one piece of advice, I would rather sleep on the floor than have to do it again.
I would make the entry way smaller and make it an entryway with a closet a table mirror and a place for shoes
The wall that is slanted in the kitchen I would remove, it has no purpose, but just makes the room darker.
In the kitchen, I am suggesting you enter and to your direct
right begins the kitchen. Perhaps a long tall wine rack, the refrigerator. Please watch what you purchase, the refrigerator should be counter depth, this is very important or you will get a 30 inch deep one and it will protrude into the kitchen look like you ordered the wrong size, take up more room and is just silly looking.
I am attaching a long straight back and an L for a kitchen. If you were not making room for guests you could open this up and open up the bedroom now and have a great big dinning living area.
Bathroom
The bathroom can now hold people as required.
But, here's the big one.
a. I would move the master into the other room and get rid of that hallway. I do not need it.'
b. I would move the master to the edge of the double door wall and I would make it about8" wider. Every inch counts here.
Living Room
When you move this wall over, I would build it about 3 feet long, then I would put a built in book shelf, with under shelf storage. This is not for television, it is for extra blankets, I do not know where you live so I do not know if you need blankets or blow up floats or surfboards or machine guns. A hing would help.Also holiday presents it a good stash area. In front of the cabinet bottom one, I would put a sofa leaving clearance for the book case to have an opening for art work. Maybe the shelves at different heights, you wife will likely enjoy this..surrounding a sofa.
On the far wall I would put the TV and media so the sound does not disturb the bedroom. You could add in a fireplace that could go from living to bedroom and move the furniture up to the top, where once again, I would remove the wall. It is not necessary and there is so much furniture on wheels or tall cabinets that the more that you own the less you leave in construction. Additionally, Ikea is great for closets, and also kitchen. I used their closets in bedrooms many times. And used the smaller closets for walls with hanging baskets and wire tops. If you go to re sell you will want to remove all the items you added and let the closets look 1/2 full like they hold a lot, keep you sofas, media items etc. and the tulip table etc. out.
This way when you enter it will look like a very open plan stunning apartment which it will be. Right now it is too chopped up.
At the very top you will be able to get in a tulip Sarineen table 42" and 4 chairs with a chandelier over it.
Bathroom is too small and using that little bit from the kitchen will help greatly.
Bathroom , I would divide as follows.
One entry from new Master bedroom, one entry from hallway at the top near the kitchen.
On the side facing the kitchen is a wall mounted sink and undersink storage. The mirror is wal to wall and if possible 11" deep for storage.If not cut in 1/2 look at www.cabimax.com or wwwgreendemolitions.com. They have beautiful units that will show you what we are doing.
The door letas you enter to a small guest bath, sink water closet and goodbye.
The other side, divided by a bookshelf/linen closet is all shower with glass doors and two shower heads. It will be large and you might get a Europeans bath, They are like a sit tub. Not large, but wonderful, I had one in Europe and loved it. You sit on a piece of marble seat, it has jets for a jet bath and first you wash off. then let the water fill the tub, add some frangrance or not, book, comfy, candles and you just lean back and enjoy. Yes, your legs are as in a chair, but with the jets I had I was always confortable.
Now, back up to the entrance where it has a small table and the wall with the other side being the kitchen. Since most is gone and changes to a bathroom, you would most likely be able to fit in one of two choices. Two single lounge chairs or a double soda.
Each item opens as a bed and guests can stay in here Using the vertical drapes, a screen or a moveable wall or Ikea rolling bookshelf you would be able to close them off and they would have their own area.
This is not in any way shape of form what you ordered, but I believe you have a lot of wasted space, not enough closets, no bookshelf, an inadequate kitchen and way too small a bathroom if on busy weekends you have 6 people in here. yikes They just do not all fit and now is the time to find a solution.

Great relaxing chair. I compromised and purchased a color I did not want. Since it is not a week they are changing it out for a white one and thos one is more expensive. However, they are so comfortable, you can sleep on them.
I hope this makes sense if I have time I will do a sketch in the meantime, hang in there

10 years agoHello again and thank you so so much for all your comments and suggestions. I read all of them and I visited our architect today. This is what we came up with. I think it is also what @nmshea recommended. I think this looks much better and is what we wanted. I just want to mention that we live in Cyprus where it's very hot most of the time so we need the big balconies and double doors. Also the small bedroom will be eventually a kids bedroom and not so much of a guest room but it's not that important now. So this is the plan with the last changes made. What do you think? Do you prefer L-shaped sofa or a 3-seater and a 2-seater? Thanks again to everyone who has commented :)
