Comments (15)I would echo pretty much all the above, which highlights numerous issues. There is no disputing the benefit of a senior architect where money is no object, and you are in a position to appoint them to make regular site visits. Unfortunately, this is not always the case, and the initial design intent is lost, resulting in decisions being made by the builder that jeopardise the overall result. Approaching a builder as the first point of contact carries considerable risks. As stated previously, they will tweak the budget to suit the figure you disclose at the quoting stage, and strive to maximise profit - during the build by using cheaper products (typically promotion at builders merchants, e.g. flooring). Design and build companies often tend to be a general builder who has a relationship with a architectural technician who will draw up plans to suit the builder ... facilitating the project being completed in the quickest time, with the greatest profit. This will typically be achieved using bog standard products available at builders merchants. This may suit many, but perhaps the fact that you are even on this site suggests you maybe after something a little bit more special. The immediate example that springs to mind are doors/windows and kitchens; items that can be sourced at builders merchants, but by up-speccing slightly to independent sources will greatly enhance the finished result I am a great believer that you do not require too many 'wow factors' in a space. Everyone's aspirations will differ, but common themes include maximising natural light and improving the flow. A good designer/architect will prise out what is important to the client, ensure these needs are addressed, and introduce elements the client wasn't expecting, e.g. lighting, storage. BEWARE! Some designers/architects may have aspirations to achieve awards, experiment with emerging products, or simply specify high-end products for every item, which may stray from the initial brief and completely break the budget. I would suggest a young architectural practice may be most suitable for your project. The chances are they would be not only more cost-effective, but the designs more cost-sensitive (possibly having recent experience on their own properties). They would possibly be particularly keen to ensure the design intent is not lost by making more regular site visits to ensure they have high-quality projects as they build their portfolio. I have just measured the other bathroom which has a sink in front of the window but the ledge is much higher and I have a splashback so it helps with the splashes. I have just measured this one and it is just 86cm to the window ledge and my other basin is 84cm high so thank goodness you asked the question!!! I guess it now means I have to put sink next to shower but it will be a squeeze and the frustrating thing is it means I will have a large gap the basin to the toilet where the window is as obviously not replacing the bidet! Also I think it means I will have to keep the existing boxing for the toilet piping. Do you think there is anything creative I could do to improve this? Comments (14)Why don't you start putting together an ideabook on houzz, save all the pictures you like and annotate what in particular you like about each one as it will help you (and others) in terms of decor and then you can make a design that you work towards over time. If you're getting rid of the fire then I would probably hang the tv on the chimney breast to save space. There are lots of ways to make sure it doesn't become the focal point. As a short term solution though will the tv fit on the wooden stand in the alcove? Will the velvet sofa also fit in room 1? If so, what way does the room face in terms of paint colour? Longer term maybe you could build out the cupboard and chimney slightly so as to recess the tv and cover the pipes? For room 2 personally I'd use this for dining. Can you have a banquette seat and pedestal table on the wall where the buggy is? Is there room for your daughters big toys to go elsewhere or not? I'm just wondering if you could use this as combined dining and play? (You also get a comfier seat with the banquette as presumably she's not old enough to play on her own). Rugs, lamps, textures, plants etc will all make it feel more homely. Maybe if you give an initial budget for stage 1 people can give ideas?...See Moretaylora
