Is this a ranch or two story home?

Absolutely love the look/feel of the house. We need a first floor and second floor for adequate bedrooms and are hoping there's an upstairs to this house. Thank you! Wonderful job!

This Def. Has a second floor with clipped ceilings. Love it. It is kind of a blend of styles. Leaning more towards a French country feel

Hi O F DE, My first port of call would be to see what the current Supplementary guidance notes are for first floor rear extensions. There may well be first floor extensions in the area but they could pre-date current planning rules. Once this has been checked the best way to test whether your ideas are viable is to seek pre-application advice from Wandsworth Council. The case officer will assess the proposals and base their advice on the specific constraints of your property in terms of overlooking, height & scale. To get the most out of this service it is useful to submit as detailed proposals as possible. I have had different views from case officers on adjacent properties in Wandsworth and although case studies are useful each and every site is assessed for their unique position. Hi Sunny, sorry we are a semi( because we have a shared drive we couldn't do the 2 storey extension towards the side) But we could do the loft and single storey extension under permitted development and the 2 storey as planning permission. Before we submitted plans to council we showed our neighbours and asked if they approved. Apparently even if you are detached but the neighbours are within 3 metres of your boundary you need to have their permission. We down loaded something off the web and got them to sign. Even if the build is under permitted development you still need to apply and pay for building regs from the council. My neighbour in the semi next door did a full width 3 metre extension and then added a conservatory to that. They did that under permitted development rights. Also anything 2 storey needs a structural engineer input due to all the steels. I hope this helps.

Hi Ruth, As arc3d suggested, there is a possibility to add a bedroom on the 1st floor to the rear of your property. However, It will have implications. Your bedrooms may end up quite small. Your bathrooms may also end up quite small. Do you need 4 bedrooms? How would they be used? If you can extend, perhaps consider creating gorgeous master suite, with additional bathroom and dressing room. This would leave you with two bedrooms at the front and family bathroom. Be clear on what is it you are trying to achieve. The same applies to ground floor. Why 3 meters? Have you determined what your needs are here and are you able to satisfy them? I presume you are going to need to hire a professional to help with planning and building drawings. Identifying and understanding your needs and communicating them through to your architectural designer is an essential step of a design process.
