We use a washed sand base to level the flagstone and mulch around them.

Cheers to you for not creating mulch volcanos around the base of the trees. It is becoming an epidemic for homeowners and landscapers that don't know any better.

Not sure what your budget is, but how about a Pergola? It would look absolutely beautiful, doesn't cost a bomb to install and you could add some fast growing vines, be they flower or grape, or a mixture of both, whip the slabs up, lay a plastic membrane and then whack a couple of tons of peashingle down. To finish it off, I would remove the wall in front of the patio and replace it with some large planters containing box hedging, rosemary, or lavender. A little touch of the continent, right on your backdoor step and you won't even need to go through passport control!

Definitely agree with Design7, the added bonus with fibre cement cladding are: - no maintenance (unlike timber weatherboarding or painting render) - insulation can be added between existing render and fibre cement cladding - an almost instant improvement by adding texture to a very flat facade The risk you face by going with a bold colour over the whole rendered front of your house is that being such a flat and (no offence) uninspiring property, you will only make the situation a lot worse. By adding the texture to the first floor, you can then go bold underneath should you wish to. The other option that no one has suggested yet, will depend on the construction of your house (might be concrete blocks rather than brickwork) and if you do have to strip off the render and start again, it might be worth seeing if you have desirable brickwork beneath it. If so you can either acid strip the brickwork to clean it off or paint the bricks. I would suggest stripping the render off the ground floor and either going for a rendering or cladding to the first floor. I can imagine for a contemporary look, off white with grey Windows and doors, or for a softer cottage style go for a pale cream and mushroom/taupe Windows and doors.

Since you will almost certainly take down the timber ceiling later I say do that now and if necessary have a plasterer skim it. I would also take off all the tiles for the same reason. For me the wall cabinets are a bit of a hotchpotch and you would be better taking them all down and just putting back up the cabinets and not the corner ends. Personally I think the floor is OK and instead of spending that money on Lino spend it on the plasterer. I would then paint the walls and ceiling. Have a wipeable matt paint mixed for the walls. In my opinion the kitchen doesn’t work at the moment because the walls are white and a fresh blue/green. Then the floor and cabinets are warmer with brown tones. In my opinion a warmer wall colour will make the existing floor and cabinets sit more comfortably in the room without the effort of changing them. So I would paint the walls a warm neutral stone colour such as Farrow and Ball- Savage Ground. The ceiling should be a soft white not brilliant white. I think my suggestions are similar money to earlier suggestions, are less effort but will have a bigger impact on how you view the room.

Hi tani :-) the system will works with any tile as long as it has a rectified edge and is 20mm thick for strength! Tbh they are an added extra but the thought of being able to lift and lay them where ever I liked really appealed to me, plus the extra for the system I can save in labour and do it myself! Pretty easy if your anyway good with your hands and have a good diamond cutting blade.
