Hi One Plan, things have moved on since this last post...dont know if you recall you helped to put me in touch with a builder who was commenting on my dilemma who happenend to be based in the NE England? Well in the end we are using his services....huge,huge job so its taking a long time, if you see my photos you will see prertty much a building site at the moment but I am hoping all goes well, so thanks for helping us out!
