There's a combined Laundry/Mechanical room on the ground floor as well as a 1/2 Bath... I'll see what photos I have, if I've any you inquired about, I will post them.

I double checked, I don't have any photos of which you specifically asked... I've posted the ones I do have.

Probably a bit late on updating this but I thought I'd lost some photos of the end results. I think pretty much everything has changed since those original photos. The staircase has been painted white. It took a few coats of Zinsser BIN and a few coats of acrylic primer undercoat, with sanding between coats. Gaps between the labelling were caulked and I fitted some trim over the rough sloping section before the top coats. The stringer was completely stripped and then filled as best we can - due to lead paint fears we couldn't just rub it all down. All woodwork was finished with Little Greene intelligent eggshell in Loft White. The walls are Little Greene Intellgent Emulsion in Slaked Lime. It's a very warm white/neutral. It looked plain white when it was first painted but the white skirting transformed it. It also wipes very nicely. We had the walls replastered before painting. The tiled floor in the hallway was ripped out. We now have decent quality laminate throughout the hall and living room. Quick Step Soft Oak Natural. Carpet was fitted and supplied by the same person who did the laminate flooring, a very good local fitter. We only recently got the stairs and landing carpeted as we were waiting for our other refurbishment projects to be finished. Before it was carpeted we also had a local carpenter repair the stairs which were very creaky and the wonder treads very loose. The underside was removed so it could be properly repaired underneath. I took the stupid box catch off the door which didn't work properly and fitted a nice handle and magnetic catches. We have new engineered oak internal doors downstairs which I bought online. All it really needs now is some finishing touches like some photos or pictures on the wall of the stairwell. I'm very happy with the end result.

Update:- I'm looking at whether we can move the wood burner so we could put the dining area where the lounge is, which would increase the bathroom/utility room inside the house by another 4'4 wide x 7'1 . Also means we don't have to build a side extension just for the extra porch etc thus saving us money! Fingers crossed it can work, but this is the space that we would have to play with to split the bathroom and utility now. I've allowed for more hallway space where it recesses to the right to accommodate coat/shoe storage How would you split this down now? The bathroom would have a nice outside window now so not as dark.

This is an intriguing problem ! In your original plan, is it the case that the wall end of the bath is wider than the toilet end, or is that just the way the perspective works here ? If so, that is one of the things making the layout looked cramped and 'weird'. How deep a step did you have in mind ? That, too, could make a difference. The problem with steps in bathrooms (those that are designed for 'real' everyday living, not just for a magazine spread) is that they can get wet, and hence slippery - an accident waiting to happen. Careful choice of flooring might help minimise that. Something rubbery, or like hospital bathroom floors. Japanese tubs have been mentioned. I believe there are also 'small' toilets available, and space-saving sinks, for very small spaces, understairs cloakrooms etc...), though I think there's enough room there in the design. (And for the main bathroom, you do need a decent sized sink.) The screens you describe: I would definitely go for a fixed, clear glass one near the towel rail, simply for letting light through, and not feeling further cramped. Alongside the toilet, it might be better to opt for a half-wall screen (illustrated above in Jane's comments) - again, on grounds of not feeling cramped, but also letting maximum light in - you could adorn it with wood battens if you like. How young is the daughter ? How much longer is she going to need bathing as opposed to showering ? Could you have all that room devoted to a large shower enclosure, and keep something temporary to one side (like the old bathtubs hanging on the wall !!), which you could move across to nearer the shower for filling purposes. Once she's old enough, you can dispense with the moveable tub.

(Personally) As you suggest you are unsure of your long term plan I wouldn’t swap the functions of the rooms as I would imagine this will require some groundwork’s to move the drainage especially if you convert the window to doors. Also I really like the family room you have already created. Because you say the light is from the back of the house, I would push the utility and shower room out to the sides as much as possible and create access to the garden at the back to bring light into the house. Hide the utility behind full height doors. Then as you mentioned open up as much as possible the wall between kitchen and dining. Block up the current back door and put a long above worktop window all along the side wall & change the family room window into doors as you’d planned. Also, as you say there is a change in levels, I think it would be really cool if the worktop on the right hand kitchen wall continued into the dining room to become a bench seat for the dining table. Obviously this would come down to the levels working. I know this doesn’t answer your question/brief, just thought I’d suggest an alternative. Good luck
