Comments (22)We are doing the same. weve done our build in 2 phases so weve just conpleted the single storey rear extension and about to start building the double storey in April. Although we are making our front box room bigger by taking it out over the new attached garage to make hopefully 4 double bedrooms. the room will only be 2.38m wide and around 4.3m long with a 90cm space for a shower, toilet and sink. hoping it works and the above from man about the house gives me hope it will as i plan to do something similar with a small area at the back literally for the bed and some bedside tables then a small walk through wardrobe area and then a thin ensuite. will decide where to put stud walls once the shell and floor in built so i can determine the space needed....See MoreAdvice re 4th bedroom extension and side return? Comments (16)Hi there, it will be hard to achieve an open floor plan with this side extension . In fact, it seems it would just complicate things in a very expensive way. If you don't need a 4th bedroom every day, but just occasionally for in-laws, can you make the garage into a small, compact guesthouse? If your kitchen feels too small, you might just want to relocate it to the room with the fireplace. Comments (11)Personally I think that you have to consider three things. Firstly - given you want new bathrooms and presumably kitchens and carpets etc- how much budget will be left for building work? this will in part inform your plans. Secondly - where is the best place to build?- personally I think you need to consider if the side garden has the best privacy or light and if the overall garden and the windows that benefit from it will be better for building elsewhere. You also need to think about how you intend to access additional rooms and if your current lounge becomes a cut through to another room does that make that room redundant/ feel smaller/ difficult to furnish. You also need to think about the size of the space you have now and how it works for you- so if you make the overall house bigger will the kitchen and dining room feel undersized? Is the idea of the games room to have a family living space in which case it will be best connected to the kitchen or is it that the kids are gamers and a room for that could be in the loft or over the garage or in an underused guest bedroom? Since the first improvement you mentioned was the bedroom would you prefer this to be at the back?
