Configuration advice - above garage extension
ideas needed! Growing family means we need more space. We have a toddler in the second bedroom and a baby in the nursery currently.
Here is my wish list:
bigger bathroom (it’s due for a makeover so a catalyst for this project)
additional bedroom (with en-suite? I think this will be too small for a master though so will be used as my little girls room will this make a difference for resale?)
office space/guest room (current nursery?)
I have seen some really bad above garage extensions so after any ideas to ensure a don’t end up with just a narrow bedroom that lacks imagination.
we do have a large loft space but budget may not allow for this as well.

Comments (22)We are doing the same. weve done our build in 2 phases so weve just conpleted the single storey rear extension and about to start building the double storey in April. Although we are making our front box room bigger by taking it out over the new attached garage to make hopefully 4 double bedrooms. the room will only be 2.38m wide and around 4.3m long with a 90cm space for a shower, toilet and sink. hoping it works and the above from man about the house gives me hope it will as i plan to do something similar with a small area at the back literally for the bed and some bedside tables then a small walk through wardrobe area and then a thin ensuite. will decide where to put stud walls once the shell and floor in built so i can determine the space needed....See MoreAdvice re 4th bedroom extension and side return? Comments (16)Hi there, it will be hard to achieve an open floor plan with this side extension . In fact, it seems it would just complicate things in a very expensive way. If you don't need a 4th bedroom every day, but just occasionally for in-laws, can you make the garage into a small, compact guesthouse? If your kitchen feels too small, you might just want to relocate it to the room with the fireplace. Comments (11)Personally I think that you have to consider three things. Firstly - given you want new bathrooms and presumably kitchens and carpets etc- how much budget will be left for building work? this will in part inform your plans. Secondly - where is the best place to build?- personally I think you need to consider if the side garden has the best privacy or light and if the overall garden and the windows that benefit from it will be better for building elsewhere. You also need to think about how you intend to access additional rooms and if your current lounge becomes a cut through to another room does that make that room redundant/ feel smaller/ difficult to furnish. You also need to think about the size of the space you have now and how it works for you- so if you make the overall house bigger will the kitchen and dining room feel undersized? Is the idea of the games room to have a family living space in which case it will be best connected to the kitchen or is it that the kids are gamers and a room for that could be in the loft or over the garage or in an underused guest bedroom? Since the first improvement you mentioned was the bedroom would you prefer this to be at the back? 4 years agoDoing the loft conversion isn't easy because of the Hip on the roof. You need the stairs to come at the highest point, which would probably mean starting them in Bedroom 3 to the right, making the room unusable. Extending over the garage gives you the extra room you need to do this and good bedroom sizes too. Thus, you would extend over the garage, get rid of bedroom 3, make the Bedroom to the left over the garage bigger and bring in the Hallway, making the bedroom over the garage a wider room. You then get 3 large bedrooms and two bathrooms on that floor, plus the access in to the loft for a master bedroom with En-Suite. Something like this:-
If you don't want to do the loft conversion and go only with the Garage Conversion. Then you can also make bed 3 larger, but utilise the Garage conversion as Jonathan mentions by using a portion of it for a bathroom. Something like this:-

4 years agoJust a quick idea. No second bath, but added half a meter to the current bath (50cm can sometimes do wonders), by taking some of Bed2 (since moving interior walls is easier than exterior). Nursery would be too small for a guest (perhaps with pocket door..), so that could be a spacious walk in closet with a desk? Bed1 would be master. Two bedrooms over the garage. Good thing the dimesions are in the floorplan, because the image is not in scale. For example, with the landing slightly into the top left bedroom, there would still be room to place a bed against the bathroom wall and a closet against the exterior wall (preferably 40cm deep, like ikea pax).
