Awkward Victorian terrace house lay out - advice needed!
Comments (17)Hi all, Thank you so much for your posts and ideas. I really appreciate it! Well 6 years have passed and we still haven’t made any structural changes as we started a family instead! But we think we’re ready to make some changes now (just when its become more expensive than ever to do structural works!) A few things I forgot to mention in my original post is that the roof is a butterfly/London roof so its not a traditional pitched roof and would be expensive to make convert it. Plus we had to unexpectedly replace the entite roof this year because it was causing problems and didn’t have the time to think about a conversion due to the urgency 😫. The front door is next to the lounge (floor plan is upside down 🙃) I think we’re thinking of a ground floor extension now but ideally i’d love to separate out the 3rd bedroom so it has its own entrance and possibly make it bigger. The third bedroom is at a split level from the 2nd bedroom ie you have to go down 3 steps. But the roof above the 3rd bedroom is pitched and i’m wondering if its possible to extend into it and make it a study/4th bedroom. The pesky stairs still seem to be a problem! I quite like the purple, reminds me a bit of the hallway in this property: As for decoration, you could nab some ideas from above - a patterned rug in muted/pastel colours, an statement ceiling light, hooks for coats. The bench looks nice, but if you wanted something more practical you could maybe go for either a shoe rack or a combination shoe rack/side-table with a few drawers in it for keys and general storage space: If you don't have the room for that because of the radiator, you could cover the radiator and use the top as a surface to put things on (a vase, to leave your keys etc). Comments (2)Dear John Walsh, I attached a quick sketch for you. My suggestion is to keep the drive/paved area taking the majority of the front space to maximise the parking area. I would create a terrace at point A levelling - or achieve a gentle slope - from the car's entrance and the house's door. I would created a low containing wall by the house entrance door for the level's gap between the drive and the point A. Using plants and shrubs close to the entrance of the house will add interest and colours, softening the wall's edge. My advice is to plant shrubs with a low full growth height on the private share drive's corner and to keep them regularly trimmed to maximise the visibility for local traffic. The shape of the curved part of the drive near the house's entrance door will depend on dimensions of the overall parking area and if you are likely to park your car right by the door. Not sure how busy is the main road but an edge and a high fence will reduce dust and noise (Google: Acoustic fencing). Orientation and shading is to be considered before choosing to plant threes and/or shrubs that can grow over 2m H. I hope it helps, best of luck with your project! Comments (2)Thanks Ellie, I know what you mean and that would make sense - but I have a window in the back of the living area which lets in lots of light to the main room. We are on a main road so the shutters at front of the house are always half closed for privacy. The bottom window gives us a pretty view onto the garden and lots of light. I'd hate to lose this within a toilet/utility room in a house which is already quite dark, especially the hallways. I could lose the utility room and just incorporate my white goods and larder within the new kitchen area so could just somehow squeeze a cloakroom in there somewhere. I'll keep trying.
