Comments (5)Hi VC Design, We considered sky hooks with the structural engineer however the little fairies holding the floor above proved difficult to source in time for the project. Then we considered photoshopping the column away. The client insisted this was not an option since he would still see the column every morning when he came down to make breakfast. At the end we went back to the engineer who designed some cranked beams and cantilivers above the main kitchen area; spotlights and vent ducts are also accommodated in the bulkhead. The engineer also had to design some ground-beams since we reduced the original floor level to increase the headheight in the new kitchen; you might be able to see the step from inside-outside in some of the photos. It was worth it since we did not have the option to raise the ceiling any further and it was important that we could try to create as much internal space as possible within the budget restrictions of course. Comments (5)As Man About The House has stated, you can make it a condition of the sale that the work is carried out before exchange/completion or arrange with the Seller for you to have a couple of builders specialising in structural repairs go to the property to give you quotes so you know how much the work will be. Only then can you negotiate a price reduction if you wish to continue. Without a builder/structural engineer seeing the work and what is involved they cannot give you an idea of cost. You could also arrange to speak with the neighbour to see if they are aware of the problem once you have spoken with the builders and decided whether it is worth moving forward. If the damage is to the whole of the party wall (shared wall) then the cost should be shared between the two owners. If damage is only to one side then that owners will bear the cost. A Party Wall Notice is served on the the adjacent homeowner/Landlord to start the process but this can only be done by the owners of the adjacent properties or by their appointed representatives (eg Surveyor or builder if this is part of their remit). Note though that there is also the possibility that the work can be carried out under a buildings insurance claim by the current owner. If that's the case then the insurance company will investigate why the wall started to lean (was it subsidence or whatever), deal with any party wall notices and agreements and carry out the work. Any insurance work would have to be declared to your insurers when you arrange for your buildings insurance cover to be put in place. I have had subsidence work carried out to my rear extension which was causing cracks to the internal brickwork and causing the whole extension to lean. Everything was covered by insurance including tying my wall to the neighbours and replacement of the drain which was causing the subsidence. Comments (27)a good plumber can change the taps over fairly eaisly if the original installation is done correctly even then there are ways of getting around problems that may arise. like I tell my friends it's not always good to go with the cheapest quote or get someone who has a good reviews and is well established within the trade. Good tradesman have the knowledge to deal with any issues and problems that may arise as well as the experience....See Moremin266
