Hi there, As has been discussed by others above, there are 3 main options for this house: 1. Loft conversion. 2. Double storey extension 3. Single storey extension + rejigging. In my opinion, all three options would require thought about the staircases position. My first bit of advise is that you think about your priorities as these will dictate your decision around primarily whether you are wanting to take on the project and buy the house. Firstly regardless of which option you choose, I would immediately suggest that you move the stairs and try to get a straighter run without the half landing as this will free up more usable space on each level. Accessing the stairs from the current dining room (see sketch) would be a great way to free up space in the current stair area for either storage or even to be used as a desk area. Maintaining the opening between the hallway and stairs and using reinforced glass to enclose the staircase with shoe storage underneath would be a very contemporary look. My proposal would be to do a contemporary refurbishment comprising both a single storey extension and loft conversion (loft conversion could be a later addition should budget not allow for at first) however if you are prioritizing the number of bedrooms then I would say that the priority should be a loft conversion. With two dormers, this could deliver an extra 2 bedrooms (or 1 bedroom and 1 bathroom) in the loft space either side of the new staircase. On the first floor, converting the back bedroom into a bathroom accessed along a new landing through the second bedroom would be beneficial, removal of the chimney breast here would be a good idea too. On the ground floor, making the bathroom into a smaller wetroom/utility with stacked washing machine and tumble dryer and opening up the kitchen and dining room through to provide access out to the garden with rooflights fitted to bring more light into a very bright kitchen living room. Of course the look that you want might be more traditional and this could still be achieved but this open plan space would be a huge improvement to the current layout. Best of luck!

It really depends on what you want to achieve with your loft conversion. I've shown the stairs where I'm assuming they would work best to give you a masterbedroom suite - so with a walkthrough wardrobe and ensuite, to the back with a dormer extension, and potentially another room to the front with some rooflights. I don't really have enough information to be able to give you any definitive answers on that. This would be based on my assumptions of that kind of house, and the sort of things that most of my clients would ask for. Your house might be different and your needs and desires are unique to you, so are quite likely to vary from my assumptions. I think it's unlikely that you could do that loft conversion and the ground floor and other alterations within your £40k budget though. So that's why I would do it in stages and focus on the ground floor to begin with, because that seems to be the main area that doesn't work. I expect that increasing bedrooms will increase the value of your house a lot in London, so it might well be of interest to you from that perspective, but it might not really have that big of an impact on your life in your home for the short term. It depends on your priorities and what your long term plans are. Personally, if this was my home, then I would spend all of my £40k on the ground floor, use furniture to divide up the front bedroom for the kids, and even install a shower-room to the ground floor where I'm suggesting a loo/utility, and put the washing machine in the kitchen. Then I would get a really good sofa-bed and turn the lounge into a very flexible space that can be quickly and easily turned into a comfortable guest room, then let it on airbnb with guests using the downstairs shower room. That way I would quickly save up the money needed to do the loft conversion so I could have all the works done over a few years. That would be my approach, but airbnb is not for everyone and you may not need to do that to get together the extra money needed to do the loft in a few years time. it depends on your personal financial situation. There is a lot that depends on what you personally need and want, what your priorities are, and what your personal financial situation is. Quite rightly you've not shared all of that on here, and i wouldn't expect you to because a lot of that is private information. I'd opt for unvented, you don't have the need for a large tank as the hot water is mains fed so its better than a conventional system, you don't usually have the old feed and expansion small tank in the attic anymore as the system is slightly pressurized in most systems now. Even with electric showers, i'd have the main bathroom fitted with a decent non-electric shower and with any kids showers i'd have the showers with thermostatic valves for safety. The downside to a combi as it only raises the water temperature verses flow so the colder the water is ie in winter, the slower/less pressure you can run the water, which is also one of the downsides to electric showers. There are a few combi's that have a small hot water cylinder in built but with 4 bathrooms to feed it would soon be used up. If you're worried about your existing pipework not being able to withstand any pressure then i'd get it checked now before any work is done instead of waiting for signs of water damage when all the work has been carried out.
