What would an extension similar to this cost please

It is difficult to put a cost on an extension such as this as there an many variables/unknowns. Such as, existing alterations needed, access, materials etc. Including internal finishes this could easily be in excess of £50K+

Generally we estimate work at about £1500 per meter square. However, this will come in much higher than that. There is no structural support to the corner of the existing rear extension. The framework of this extension will be higher than other similar sleek but contemporary feel extensions.

Attached is a existing/ proposed extension in South Cornwall, which has recently gained planning approval.

This was done by a company called Design 2. This is who commissioned the work. Very good medium sized company.

It appears to be single skin (walls aren't thick enough to include insulation). If this is the case you will only be able to call it an outside room such as a garden room and so it won't add to the value. To strip out the old kitchen, replaster, redecorate, new flooring will likely cost £2,000. If you knock it down a replacement extension will cost about £1300 per square metre so I estimate that this space will likely cost £15/17k to rebuild.

Jonathan - I think you maybe right that the hallway won't look as impressive as the rest of the downstairs living space, however I think this will always be the case, as our house doesn't look massive from the outside either - It's a chalet bungalow with 2 dormer windows at the front (and a massive dormer at the back). I'll have another think tho as to whether there's anything we can do to change the first impressions! Although I suspect it'll always be a house where "viewing is advised to appreciate the space" Bookworm - Thank you, I also wondered about having the dining room slightly further away from the Kitchen - I kinda felt that if there was space to sit in the kitchen/bar stools or whatever we could potentially get away with it, as then it'd keep the living room area as the largest area within the downstairs. It's an interesting idea only extending to the level of the cupboards, not one I'd thought of! I'm not sure how much that would save in terms of money tho, as I presume we'd still need the full RSJ even if only extending by a smaller amount.. would be nice to not eat into the garden quite so much tho! Will have another think! Although the idea of having a snug in part of the utility room space wouldn't work, as it's only 1.6m from that door in there to the front of that bit of the house, so after you added in a row of cabinets and a wall, it'd be less than 1m of space. Having just told Jonathan you need to see the space to appreciate it, I think it's also a case of you may have overestimated how much we have!

Hello, you're not far off in terms of your estimate but I'd edge towards the higher end of your estimate. I'm in West London and we did our extension 2 years ago and cost around £50k just for the build ( 5m x 3m, shell, pitched roof, plumbing and electrics to 2nd fix, finish up to plaster stage ), however the final figure higher as we had to add on more sockets etc, replace old floor joists, replace ceiling, labour for tiling in WC etc, the list goes on lol ). So add on extra for contingency. What you can do is just call up a builder and take them to a viewing and ask them for a rough quote. Some buiders might have a general rough 'package' quote for example extension with suspended floor, 2 velux, 12 sockets, fit WC etc, others will ask for more specific details. If you see any of the neighbours doing an extension down the road or nearby roads of a similar style, you can ask that builder to give you a quote? Or even send them a plan of the current layout if you don't want to take them to view the property?

Hi Nicolas! Costs vary wildly across the country. Rule of thumb estimates for new-build space currently are between £1,800 - 2,600, but of course detailed decisions will massively affect this. For example if you have a carrera marble kitchen worktop it's going to cost a lot more than a laminate one - multiply that by making lots of other more costly choices and it can easily double and more. So you can only take these figures as a guideline. Don't forget to put a figure against spaces that you are looking to refurbish too. I would tend to use the lower estimate per square meter for refurbished space and the higher estimate for new-build and kitchens / bathrooms - because they tend to have more expensive fittings and finishes than other spaces. Best to estimate high from the outset and be comfortable financially than to estimate low and struggle to achieve what you want.
