I see so many new spec and even custom homes that could be dramatically better for little if any money - a wall moved 6” here a door moved one stud bay to the right, a window added to capture a territorial view. I especially like the addition of recessed ceiling lights. Combined with dimmers, you can create endless lighting moods virtually impossible to do otherwise. We have 8 cans and 3 pendants in our 150 ft2 kitchen & island on 4 switches. Prep vs. cooking vs dining vs late night - all have different lighting requirements easily accommodated using cans. We paid well under $100 each installed and wired with LED bulbs - less than $1000 out of the entire new house budget to get ‘wow’ kitchen lighting.. the same in the bedrooms, located reading lights above the bed, now controlled by an Echo. Love it.

Not impressed with on-demand water heater, especially if it is an electric one. Gas is pretty good overall but electric ones sucuuuck!
