Consider writing to your MP as well and telling them that the planning legislation is unworkable. Every aspect of permitted development, but particularly for extensions, is subject to numerous interpretations, appeal decisions, legal opinions etc. It is a poorly drafted, inept piece of legislation which should be radically overhauled in the interests of both homeowners and the building trade. The Department for Communitites and Local Government is responsible for this aspect of planning, but it will only be changed, and simplified so that planners and homeowners can find straightforward answers, if enough interested people make a noise!

A sterling
call ann, and I hope you are right. But permitted development has been around
forever and Govt revisions never iron out the anomalies. Our planning system is
a permissive/democratic (not codified) one , where “each case on its merits”
gives local authorities decision powers. I’m personally not convinced there is a better approach, though certainly anomalies and
opaqueness should go.

This won’t
help Andrew, who needs a knowledgeable architect.
