Builders do not like their customers to interfere with what they are doing so I suggest before work starts that you ask them how many aqua props they are using when putting in the RSJ and if necessary include in the budget that more can be used so as to avoid the problems I had with large cracks in the bedroom wall above the RSJ and a high cost to put this right. Hope this helps everyone doing an extension.

@imshanjamal - We recommend the JCT suite of building contracts, most builders will know them, and so won't be scared to sign. There are always discussions about the amount of retention and liquidated damages, but, to be honest, a building contract protects you and also helps the builder. It has tried and tested clauses dealing with "what if" situations, and since these contracts get constantly updated, mostly after current case law, they are a very good choice.
