The Rosedale Estate dates back to the earliest settlement of Washington DC. The original house, still located on a hilltop overlooking the National Cathedral, is now part of the Rosedale Land Conservancy in the Cleveland Park neighborhood of Washington, DC. The home pictured here was constructed in the early 20th century as a guest house for the estate, and is also part of the Conservancy. The project called for a historically sensitive addition that significantly increased the size and layout of the public areas, as well as transforming bedrooms and bathrooms. The primary interiors were gutted and restored to their original historic context, while modern amenities in the kitchen and other areas were allowed to contrast for a contemporary balance of styles. This project won the 2011 Gold Award from MNCBIA for best addition under 2000 square feet. Stu Estler

Design ideas for a modern open plan living room in Seattle.

Perched above Elliott Bay on a tiny 2,020 square foot triangular lot on the west side of Queen Ann hill, this new custom residence features almost 3,000 square feet of living space. The form of the house reflects the marine environment below, evoking sails and hulls. Three bedrooms, three and one-half bathrooms, open living, kitchen, and dining spaces, garages, a wine room and a work loft are all incorporated into a gull-wing shell that sits on a solid concrete base. Generous eating/play terraces face the views of the bay and West Seattle to the southwest while a small sunken garden to the north is designed to celebrate the houses’ rainwater. A large swath of Seattle Parks + Recreation land to the east of the residence was reclaimed and landscaped for use by the residents. Conceived as a remodel and addition, the final design iteration for this home is uniquely multifaceted. Structural considerations required a more extensive tear down, however the clients wanted the entire remodel design kept intact, essentially recreating much of the existing home. The overall floor plan design centers on maximizing the views, while extensive glazing is carefully placed to frame and enhance them. The residence opens up to the outdoor living and views from multiple spaces and visually connects interior spaces in the inner court. The client, who also specializes in residential interiors, had a vision of ‘transitional’ style for the home, marrying clean and contemporary elements with touches of antique charm. Energy efficient materials along with reclaimed architectural wood details were seamlessly integrated, adding sustainable design elements to this transitional design. The architect and client collaboration strived to achieve modern, clean spaces playfully interjecting rustic elements throughout the home. This living room was inspired by the love of neutrals and an urge from the client to incorporate pops of colour. Yellow and Gray was our launch palette. We soon found lovely visuals, to support our mission. We kept the furniture calm and serene then punched each piece with pops of fun sunshine yellow!! This renovation project launched with an immediate bond between designer and client and the shared commitment to create a unique, modern weekend home in the Rocky Mountains. The focus was on the main floor living area. We modernized the existing oak kitchen and gave new life to the corner river rock fireplace by featuring ledgestone running into the ceiling with a custom timber mantel and shelving. The kitchen’s center work island was rotated to create better work and entertaining space and to change the outlook from neigbour’s property to the beautiful mountain views. An addition to the back entrance features updated chrome lighting and plumbing fixtures; the floor was transformed to a warm, buttery maple. The interior doors were changed to a five panel shaker with a contemporary satin nickel knob. Trim and baseboards were painted to match the walls creating a feeling of height and allowing the doors to feature. The ensuite became an oasis of white and grey marble with a sleek toilet and custom shower. Once the renovation was complete, a furniture and accessory package was designed with the clients’ weekend lifestyle in mind. http://www.lipsettphotographygroup.com/

Lucas D’Adamo Baumann Project Manager> Hernan Montes de Oca Collaborators> Federico Segretin Sueyro, Luciana Flores, Fausto Cristini The main condition suggested by the owner for the design of this permanent home was to direct the views to the vast lagoon that is on the rear façade of the land. To this end, we designed an inverted L layout, withdrawing the access to the house towards the center of the lot, allowing for wider perspectives at the rear of the lot and without limits to the environment. Aligned on the front façade are the garages, study, toilet and service rooms: laundry, pantry, one bedroom, one bathroom and the barbecue area. This geometry created a long path towards the entrance of the house, which was designed by combining vehicle and pedestrian access. The social areas are organized from the access hall around an inner yard that integrates natural light to the different environments. The kitchen, the dining room, the gallery and the sitting room are aligned and overlooking the lagoon. The sitting room has a double height, incorporating the stairs over one of the sides of the inner yard and an in-out swimming pool that is joined to the lake visually and serves as separation from the master suite. The upper floor is organized around the double-height space, also benefiting from the views of the environment, the inner yard and the garden. Its plan is made up of two full guest suites and a large study prepared for the owners’ work, also enjoying the best views of the lagoon, not just from its privileged location in height but also from its sides made of glass towards the exterior and towards the double height of the sitting room.

Beige: When I started the colour scheme for our first project nearly 10 years ago, I decided on the colour everyone seemed to be using at the time, a light beige that was a common interior colour.
