The extension of this handsome Edwardian House, located in the Royal Tunbridge Wells Boyne Park Conservation Area, includes a large open-plan kitchen and living area overlooking the garden, a new utility area and a new master bedroom. This is combined with a general program of refurbishment and re-configuration throughout.
With the extension acting as a modern services ‘plug-in’ for the house, the sustainable credentials of the property are improved by increasing the distribution of natural light, upgrading the fabric of the building and providing a completely new heating and services strategy.
This project was shortlisted for an RIBA award in 2014.

The 2nd and 3rd story additons at the rear of the house share a common paint scheme, but differ in siding treatments to accentuate their respective volumes and reduce the presence of the back of the building. The third floor roof and lower kitchen decks are bordered by redwood railings with looped wire panels, made from fencing that typically bordered Victorian gardens.

Hobin Architecture Incorporated
This addition replaced a 2-car garage and pool house with a lavish spa, guest house and 4-car garage, accompanied by a new landscaped terrace with pool, hot tub and outdoor dining area. A covered walk-way was replaced with a fully enclosed glass link that provides year-round access between the addition and main house, and provides a secondary entrance to the home.
The ground floor of the addition has the feel of a Scandinavian spa, featuring fitness equipment, massage room, steam room and a versatile gathering room with amenities for food preparation and indoor lounging. With the patio doors open, the west facing rooms each expand onto the pool terrace.
