Seahorses is a stunning new home near Falmouth enjoying magnificent panoramic views of the south coast seascape.
Sitting on the clifftops within an AONB, the house and gardens occupy a gently sloping site that connects with the adjacent South West Coastal Path.
The context and terrain of the surrounding landscape informed the design and an imaginative and ambitious solution to site levels was crucial to the success of the scheme. As a result, the completed house is lower than the original, thus creating privacy for the occupants whilst still respecting neighbouring homes.
The split-level, linear design is carefully organised around a spine wall of local granite that runs from the exterior of the building through the interior. This arrangement allows the living areas and bedrooms to connect with the landscape and integrate seamlessly with outdoor spaces.
A mix of grasses, sedum and indigenous coastal plants on the green roof help to embed the building into its surroundings. The palette of natural materials creates a layered, permeable effect on the exterior, which will season with time and weather, thereby allowing it to assimilate into its coastal setting.
Of equal importance was landscaping, which was integral to the design intent. With thoughtful positioning of the new dwelling, significant areas of mature and established planting were protected and retained.

Clean, horizontal lines and timber accents are key design elements for Mid Century Modern inspired homes. Timber-look aluminium battens by DecoBatten were used to create a modern yet tranquil outdoor space that accentuates the home’s characteristics and blends seamlessly with the surrounding bushland.

This luxury home on Torkar Road was a high end build out on Clark’s Beach in Auckland that we worked together on with one of our regular clients. Although the staircase design showed it was a normal spinal stringer (floating staircase), this ended up being a very interesting project.
One component of the stairs that our Stairworks team developed on was that the fixings were hidden where the metal balustrades joined into the wooden treads. We did this to the floating stairs to give a clean look to the treads without having the fixings take away from the overall modern design of the solid oak treads and steel spindle balustrade.
Additionally, this staircase design was able to pass engineering and building consent because the metal balustrade is high strength and rigid. This also allowed us to avoid needing any stanchions, which are the thicker posts, allowing us to stick with the sleek look.

Our team have dramatically overhauled this 1980's house to create the perfect space for evolving family life and to maximise the light and views.
The property has been our client’s family home for decades providing a house to raise their children and watch them grow over the last thirty years. However, family life has now evolved, the children have grown into young adults and are raising families of their own and the house does not serve the same needs as it did all those years ago.
Project Completion
The property is an amazing transformation. We've taken a dark and formerly disjointed house and broken down the rooms barriers to create a light and spacious home for all the family.
Our client’s love spending time together and they now they have a home where all generations can comfortably come together under one roof.
The open plan kitchen / living space is large enough for everyone to gather whilst there are areas like the snug to get moments of peace and quiet away from the hub of the home.
We’ve substantially increased the size of the property using no more than the original footprint of the existing house. The volume gained has allowed them to create five large bedrooms, two with en-suites and a family bathroom on the first floor providing space for all the family to stay.
The home now combines bright open spaces with secluded, hidden areas, designed to make the most of the views out to their private rear garden and the landscape beyond.
