Add another faceThe front of this Victorian home stays true to its origins, but this rear extension is an injection of contemporary style, including a modern take on the bay window. It’s open to a courtyard garden that blurs the distinction between inside and out (see next photo).
Consider two storeysIn some circumstances, rear extensions on two storeys are also permissible under PD. For two-storey extensions the limits are tighter – no more than 3m back from the rear wall and no part of the extension can be within 2m of a boundary (which rules out most small, terraced and semi-detached houses). This part of the PD allowance is also ruled out for houses in conservation areas.The maximum heights are clearly higher than for single storey extensions, but must be no higher than the eaves (gutter-line) of the original house.
‘The rear two storey extension houses a kitchen at ground level and a bedroom, which I use as a study, on the first floor,’ Wilson explains. Both look out onto a contemporary landscaped garden, complete with fishpond moat and custom-made corten planters. ‘We used powder-coated aluminium doors that slide into a space on the left of the bay, closing off a small corner of the garden while opening up the kitchen,’ says Wilson. The effect is a relaxed indoor-outdoor space.
