Having instructed JK Architects to help with the plans for extending my property in Barnes, I was extremely pleased with all elements of the service that John has provided. The challenging brief to extend a relatively small property to the rear, side, first and second floors resulted in many different options for the scheme and John looked at all these options carefully. He is extremely knowledgeable in his field, as well as having good commercial experience, so was able to make practical and considered recommendations. From the outset, he was approachable and personable, and communicated all the various elements to me thoroughly and in an open and honest discussion. John also made quite a complicated planning and approval process, easy to navigate. It was a real pleasure to work with John on this project and I can thoroughly recommend his services.

JK Architects redesigned half of the ground floor area of the house to give me a large kitchen/dining extension overlooking the garden. John worked closely with me initially taking care to listen to what I wanted which was not to over modernize my 1950's house and to keep its original character. He produced 6 interesting computer generated options for the kitchen layout with and without an extension. The designs influenced my decision to extend and then he took invaluable time getting right the details of the internal and external doors whilst keeping control of the budget. John managed the project from start to finish. He chose a good, reliable construction team and visited the site regularly. He highlighted improvements during each stage of construction and most importantly made sure I had no anxiety over the budget and the quality of the work. I would thoroughly recommend him to anyone.

My wife and I bought a house in Barnes that needed a complete renovation and full side/rear extension. The added complication was that we live in Hong Kong and would be managing the project remotely. John was referred to me by a close friend who is in the property business and I am so pleased we decided to go with him. From the outset John took meticulous care of every detail from design and inception through to the build and final snagging list. His response time to queries was excellent and would be able to provide concept drawings to consider rapidly to help us make decisions. The attention he paid to every detail was greatly appreciated and acted as our key man on the ground representing our interests in discussions with contractors, engineers, building control etc. John is very careful to ensure that people get what they want and always provided more than one option for us to consider. His relationship with our contractors was excellent and even during tough negotiations was able to maintain excellent moral on site which enabled the job to finish on time. We were delighted with the final outcome, as were our tenants who offered the full asking price after one viewing before the job had even completed. All in all a massively successful project run by a very considerate, thoughtful and industrious architect - John. Would highly recommend.

I instructed JK Ltd as the firm to design my new extension, kitchens and the gardens. I had multiple rounds of preliminary discussions and meetings with the lead architect, John Karayiannis of the firm. John is very professional in delivering the plans for me to consider. Clearly he is very knowledgeable. He first produced the preliminary plan to ensure that I was comfortable with the proposal. The preliminary plan formed the basis for him to provide a more detailed plan before we instructed contractors to provide the quotes. John essentially acted as the project manager to coordinate the site survey by structural engineers, approval by Council and engagement with a local firm of builders and the kitchen supplier. He is transparent about his fees. He provided good ideas for me to consider. He followed through the project diligently to ensure timely completion of each stage of the project and within approximately the agreed budgets. He kept me informed of the progress. The extension itself completed on time at least I had a kitchen to use just before Christmas in 2017. For any building work, it is inevitable that there would be surprises and John sought to minimise the number of unwanted surprises throughout the project. John has done a great job and I have no hesitation in recommending him.

The feeling of everyone working as a team is sometimes difficult when Architect's need to remain impartial. John struck the right balance and managed the project very well. His construction drawings were clear and detailed, valuation certificates were issued promptly which allowed the project to flow smoothly. Always driven by a need to make things perfect for his clients, John often reminds you of Rodin's 'The Thinker' sculpture.

Our kitchen extension, and side return were designed and fleshed out to us with detailed precision by JK Architects ,who additionally communicated assertively and punctually with our chosen builders . We were delighted with both the quality of our enhanced and imaginative design and the liaison with our builders, and have recommended the JK Architects practice to several close friends, who have been equally impressed .

Jk Ltd redesigned the back half of the house, as well as a loft conversion and numerous smaller changes in the layout of the house. Some very informative and easily understandable computer generated isometric drawings formed the basis of our decisions. Jk Ltd came up with many interesting options and was good at both the overall design as well as details. We developed an excellent working relationship with Jk Ltd and at every stage of the project options were clearly laid out. Jk Ltd also project managed the building work and provided weekly updates on all costs against the orignal estimate. This meant a very careful control was kept over costs. Jk Ltd. had an exemplary relationship with the builders which ensured that there was harmony throughout the project. Jk Ltd ensured that an extremely high standard of workmanship was maintained throughout the project and snagging was promptly dealt with. The project ran pretty much to schedule finishing only a couple of weeks late due to circumstances beyond anyones control.

John was an architect that I found through an online search for a major domestic rebuild. He made sure the whole process was hassle free including providing a shortlist of suitable builders. I always felt that John was by my side throughout the project and was excellent at coming up with ways round any issues that arose particularly during the initial demolition phase. I consider myself lucky to have made this choice and would definitely use JK again for any similar projects.
